My current position requires me to oversee 7 properties with,
a total of 653 units in my portfolio. I started with Wimmer as a
property manager of a community of 86 units. I was
promoted to district manager after a year and a half with the firm . I over see a staff of 17 individuals. As a district manager
I have accomplished averaging a 98% occupancy for my
district for over a year. Even in the tough economical times
my district has been holding in the 95 percentile.
My responsibilities include over seeing the financials
expenditures of my properties. I assist in resident issues
and guide my team to resolve challenges in the most effective
manner. I have successfully accomplished preparing
and presenting 10 budgets to the principles of Wimmer Bothers.
I monitor monthly delinquencies and assist my staff in the
evictions and collection processes. I also work with contractors
in all steps from the bid process to approving completed work.
As a district manager I also have several other day to day duties,
that is required of me to complete and maintain a successful
district.

My duties included Yardi accounting, rent collections,
handling all legal proceedings, involving evictions
and other lease violations. I accomplished helping
the community with increasing the occupancy rates
and maintaining a selling closing ratio that is a 55%
average. I worked with advertisers to create
adds that would be appealing to prospects. I also
handled all outside marketing for the community.
I also was responsible for daily administrative duties
such as; service request, resident issues, renewals, processing
credit reports and all other day to day issues.

My duties entailed rent collection, and leasing of all

My job entailed apartment-leasing, I also maintained a sales
closing ratio of 50%. I also processed
applications, I have knowledge in Excel and Word,
and I handled all accounting on IPC/Accounting program. I did
all rent collections, dealt one on one with residents, processed
work orders, assisted with the budgets, coding all
bills and dealt with all other administrative duties. I
also accomplished maintaining a 98%
occupancy during my employment.
