and safety codes, walk apartments, develop and carry out owner objectives.

Analyze market conditions and occupancy trends, competitive pricing and

product positioning, set renewal rates, retention programs and leasing

incentives, create marketing plan. Develop budget, monitor and analyze

financial progress, report to owner monthly on financial statements. Monitor

bookkeeping functions, control expenses and budget variances. Make

recommendations for alterations to recondition community as needed to

Secondary: Unit turnovers/inspections, promotional materials, all bids for projects, services, and products, member of Resident Council, Food Committee and Home Health programs.

Results: During the first year: increased occupancy to 95%, substantially decreased overhead, developed resident incentive programs; current occupancy is 98%, 2000 budget anticipates a NOI of $1.5 million plus.

units-Taylor. Once open, was responsible for marketing, management, and

financial profitability of all six communities/819 units.
