Employment History
September 1991 – May 2009 The Norsouth Corporation Savannah, GA
The Norsouth Corporation is a Property Management company based in Savannah Georgia. Currently Norsouth owns/manages over 30 properties and its footprint extends into several states including North and South Carolina, Georgia, and Tennessee. My duties at Norsouth have been wide and diverse as I have been employed with them for 18 years. My experience in chronological order is:
Dec 1998 – Present Regional Manager/Compliance
As a regional manager I am fully responsible for five properties. Two of these are HOME funded properties; the other three are 100% Tax Credit. As Regional Manager, my duties consist of:
• Preparing monthly rent-rolls to be sent to corporate investors
• Preparing monthly reports for the new owners
• Overseeing expenses on each property to assure they remain within their budgets
• Overseeing and approving purchases for my properties
• Responsible for hiring and maintaining employees for my properties
• Overseeing collections and assuring that they are within company standards
• Responsible for overseeing yearly audits on the HOME properties
• Responsible for writing audit responses and implementing cures if needed
In addition I had the following duties assigned to me:
• Performing pre-audits on many of the other Georgia properties before DCA audits
• Preparing the Bond reports for all Norsouth properties
• Preparing the quarterly reports for Georgia properties
• Developing and maintaining a spreadsheet for the properties that have water sub-metered to assure that they remain in compliance with new Federal regulations
• Prepared Property Summary Sheets for DCA to eliminate quarterly reporting on all Georgia properties.
• Prepared Property Summary Sheets for DCA to eliminate recertification of existing residents on all 100% Tax Credit properties in Georgia
• Scanning and preparing all first year lease up files for electronic storage to assure record maintenance for the required time length outlined in Section 42 of the IRS code
• Oversee the functionality of most computers on the properties to assure that they are in working order and virus free
July 1995 – Dec 1998 Manager/Compliance Trainer Grovewood Park
Grovewood Park is a Tax Credit property that opened in September 1995. As Manager, my duties were similar to Hillandale with the following additions:
• Pre-leasing and leasing new apartment homes to prospective residents. The lease-up was completed by February, 1996
• Responsible for performing walk throughs before construction signed off on the buildings
In addition I had the following duties assigned to me:
• Attending compliance courses and obtaining additional certifications in Tennessee and Arkansas
• Training other managers in lease-up and compliance at other properties in Georgia, Tennessee, and Arkansas
Aug 1993 – July 1995 Manager Hillandale Park (Sold by Norsouth June 2007)
As the Manager of Hillandale Park, my duties as Manager were:
• Responsible for collection and posting of rental payments
• Insuring that all expenses remained within the current budget
• Overseeing that all prospective residents met Tax Credit qualification
• Overseeing recertification paperwork
• Managing a staff of maintenance and leasing consultants.
• Maintaining relationships with current residents
• Maintaining the property as a whole
In addition I had the following duties assigned to me:
• Attending various Tax Credit seminars
• Became DCA certified in Tax Credit compliance for Georgia
• Became responsible for quarterly reports for all of the Norsouth properties. This responsibility continues through the present
Sept 1991 – Aug 1993 Leasing Agent Hillandale Park (Sold by Norsouth June 2007)
Hillandale Park is a Tax Credit Property consisting of 132 units. My duties as Leasing Agent were:
• Showing apartments to prospective residents.
• Assuring that all prospective residents met all Tax Credit qualifications.
• Preparing all move-in paperwork.
• Recertifying current residents.
