- Corporate Construction Operations Review (COR) for division compliance with model codes, industry standards, Centex Construction Standards. (76 divisions located in 26 states in the continental U.S. and Hawaii, and included single family detached, townhomes, and condominium products about 20% multi-family).
- Reviewed division field operations for compliance with OSHA requirements based upon 29 CFR 1926 OSHA standards for the construction industry.
- Provided direction and technical support to division management regarding product use, installations, and other assistance as needed.
- Captured and presented Best Practices to divisions and posted on the Centex internal website.

- Provided consulting and Quality Assurance inspections for volume home builders from foundation through final walk-through. Clients included KB Homes, Legacy Homes (Meritage), Ryland Homes, Beazer Homes, and Centex Homes.
- Technical training to Superintendents (Field Managers) and sub-contractors based upon results observed during field reviews.
- Initial structural evaluations of Ryland Homes Dallas Division structural warranty claims to determine if a Major Structural Defect was present as outlined by their warranty documents. Worked with the builder, homeowner, and engineers in completing repair of structural damage and any consequential damage. (Continued this work on a fee basis after leaving Ryland as an employee)
- Performed all Centex Homes Construction Operations Reviews (CORs) throughout the United States (Centex Homes, Centex Destination Properties, and Wayne Homes). Properties included single family detached, multi-family townhomes, and condominiums. Construction foundation types varied from slab-on-ground, crawl-space, basement, friction piers, and concrete pilings. The structures were constructed using conventional wood framing, structural concrete and steel, or all steel framing (Hawaii).
Warranty Manager, Ryland Homes, Dallas, Texas 2000-2001
- Worked with Division President, VP Construction Operations, Area Construction Managers, and Customer Service Manager to evaluate major warranty claim issues and determine best course of action.
- Direct contact for homeowners with structural or other complex warranty claims that were beyond the abilities of the Customer Service Manager.
- Contact person for Ryland’s Home Warranty insurer for claims filed by homeowners.
- Scheduled and implemented major structural warranty repairs with outside consultants and engineers; including geotechnical and structural evaluations, and repairs performed by foundation repair companies.
- Responsible for completion of repairs to homes under the builder’s warranty.
- Conducted Superintendant training for the division for foundations and framing.

- Provided construction reviews for volume and national account builders throughout the United States in my assigned regions.
- Evaluation of risk associated with construction performance of member builders.
- Presented construction training for builder members and non-members through the Home Builder Associations local councils. All Local Councils were required to hold a minimum of two training seminars per year.
