Selected Achievements

Turned around real estate portfolio. Challenged to revitalize Haseko portfolio consisting of four Hawaiian resorts, two office buildings and many luxury condos/homes. Conducted monthly site reviews and improved common areas. Updated marketing plans and offered rental incentives. Boosted profits 20% and resort profits 15% first six months.

Designed innovative event to capture niche business. Kauai Hilton needed unique way to gain lucrative group business. Set up “kidnapping” helicopter tour for meeting planners including a first-class lunch and gourmet dinner on the beach. Captured significant client business, with this original approach becoming legendary on Kauai.

Streamlined check-out system. Large convention hotels like Atlanta Hilton had bottlenecks on check-out day. Served on team that suggested video check-out system. Engaged IT Dept. to write program which worked through pay-for-view movie system already in place. Enhanced customer satisfaction while cutting operating expenses.

Orchestrated major disaster relief effort. After Hurricane Iniki hit Kauai, power and water were cut off, creating safety/sanitation issue. Negotiated delivery of a generator to restore power. Organized/executed visitor evacuation. Hosted FEMA headquarters, distributing critical emergency supplies to community. (Resort returned record profit).

Saved resort from closure. As a consultant, worked with lenders and later appointed by Court as asset manager for Maui Prince Resort, with mission to avoid resort closure and preserve jobs. Completed management transition and negotiated new CBA in two weeks. Maintained most jobs while reducing costs and keeping union satisfied.

Career Overview

Principal, Herndon Business Consulting, 2001 to present. Serve as key business/marketing strategist for diverse small and mid-sized companies. Provide advice on corporate expansions, acquisitions, exit strategies, real estate conversions, foreclosures, leases and raw land permits. Manage $250M budgets and 600+ people, indirectly.

Haseko (Hawaii) Inc., - Subsidiary of Japan’s largest turn-key builder of condominiums, 1992 to 2001.

EVP, 1994 to 2001. Played key role in the management/development of Ocean Point, a 1,100-acre master-planned, mixed-use community including 5,000 single-family homes, large marina, golf course and retail/resort establishments. Negotiated/administered commercial property transactions for resorts/office buildings.

GM, Hotel Division, 1992 to 1994. Oversaw operations of all company-owned hotels on Kauai, Maui and the Big Island, with $400M budget and 25 direct reports. Directed all hurricane Iniki relief efforts, with hotel becoming FEMA headquarters. Fed/housed 1,000 people for three days until they could be evacuated.

Earlier: Following culinary apprenticeships in Switzerland/Greece, my career began with Hilton Hotels as Director of Catering at Tarrytown, NY. I was promoted to Executive Manager at Meadowlands Hilton and then Resident Manager at Atlanta Hilton before becoming GM at Seattle Airport Hilton, and then Kauai Hilton and Beach Villas.

Personal: Recognized as an excellent communicator and presenter, I served as a member of the Governor’s Council on Tourism. I support my family, who are equestrians, and I enjoy fishing, hiking, fine food and wines.
