Completed all due diligence, project development pro forma’s, cash flow analysis, budgets, and the LOI’s for land acquisition. Identified property owners looking to develop their raw land and executed strategic plans for appropriate markets.

●Developed & maintained successful relationships with local land brokers, cities, counties, land use attorneys thus lending the opportunity to compile multiple LOIs ranging from

$5M to $100M.

Identified large developers and home builders with 20 to 40 year refundable utility agreements. Completed all due diligence required and visited each site, discussed and rectified any issues, reviewed existing agreements with the municipal entity and/or private water company holding the agreement with the builder/developer. Determined present day value and prepared offers to purchase the refundable utility agreements for a discounted price. Followed through to closing to complete each transaction.
