Selected Accomplishments

Designed, developed and Managed Maintenance Request process for multiple areas originally operating without clearly defined structure, resulting in vastly improved efficiencies, quicker responses, adaptability and cost-effective operations.

Created a streamlined and transparent system to track turnovers and remodels of apartments. Cutting Turn Over times from 12 weeks down to 1 week. Cutting major renovation times from 8 months to 2 months. Saving lost revenue due to vacancy loss of apartments.

Created inspection schedule for all building equipment, including HVAC, Plumbing, Sewer, Electrical, Fire Alarm, Life & Safety, and Elevator.

Inventory control software implementation through all Commercial residential multi-family sites, to include all appliances, vehicles, large and small tools, and office equipment.

Transitioned diverse population with different ethnic backgrounds into a cohesive team by communicating, offering praise, supplying tools, and supplying them additional training.

Project Managed and Designed a total renovated a total of 250 units, working with general contractor, sub- contractors, city and county departments, and internal staff while coming in under budget and before deadline. Project Managed and Designed a total of 15 Apartments complex renovations. Currently on schedule and budget for another two complexes that are going through total remodel.

Renegotiated contracts with pest vendor to increase services for all 24 residential multi-family sites while reducing overall costs by $30,000 per year.

Worked with vendors for cost savings on projects. Lowering for sewer later line replacement from $188,000 down to

$36,000, while keeping the quality and getting additional work. Saving a total of $1,216,000 in 2019 from this savings.

Renegotiated contracts with vendors on a renovation project. Saving $443,000 on a renovation of a commercial project.

Professional Financial Investors, Inc., February 2012 – Present Facilities Management Director (Jan. 2018)– Facilities Management Department was developed by myself and the President to provide consistent leadership in maintenance, project management, renovations, rentals, and turnovers for 41 residential multi-family sites and 300,000 square feet of commercial & warehouse space.
