Job Duties: Opening real estate files: Prelisting, Listing, Processing to closing.

Checking Foreclosure website multiple times a day for assigned tasks to be completed. Ranging from checking for a pre-assignment to ordering occupancy, rekey, repair quotes, trash outs quotes, checking public records, scheduling repairs, submitting invoices, property inspections, doing Weekly and/or Monthly Status Reports of listed properties. Working with Asset Managers, Lenders, Buyers, Sellers, Banks and Loan Officers, Paralegals, Attorneys, Real Estate Agents and Brokers, Homeowners Associations, Insurance companies, Contractors and various Vendors. Making sure that contractors licenses, W9s and insurance paper work is current and up to date for reimbursement filings. Making sure our agents information is up to date and current in various websites. Following each foreclosure company rules and guidelines. For example, Freddie Mac has different rules than Fannie Mae. FHA/VA loan files are different than Conventional files. Organizing files, closely monitor follow up check lists for requested items or deadline items. Avoid clutter, properly log in and file requested items, appraisals, invoices, reports immediately. Answering phones, ordering office supplies, greeting clients, VIPs from Corporate and other Realtors. Contract review and negotiations. Take and deliver correct, detailed messages. Follow up to make sure your boss called someone you promised they would. Typing, charts, filing, scanning, following stacking orders, Customer service. Closing and filing away closed files.

Never assume each file is the same. Think ahead and do what you know generally needs to be done for each file without having to be told to do so. For example, when we receive a prelist property I will check for MLS sheet, tax records, any unpaid taxes, water liens, home owner’s associations and see if there are past due dues or liens, public water and sewer, if property has a well and septic systems I know to order them from the county. Never be asked twice by a supervisor to do something. Keep each file neat, orderly and current. If you are unexpectedly out and someone must fill in for you. Your file needs to be detailed so they will know what needs to be done or followed up on.
