Responsibilities in KHAZANA SQUARE (Property)

Reporting to MD/GM

Managing entire properly

To execute handover & takeover of the premises

Utility monitoring & billing.

Identify & suggest improvement jobs which add value to the property, reduce maintenance cost & improve OEE (Overall Equipment effectiveness).

Implement security, fire safety, & emergency evacuation procedures.

Work in coordination with Client on day-to-day activities.

Prepares correspondence, statistical, financial & other reports. Establish & maintain essential records & files.

Data gathering & reporting on all Property operations.

Preparation of Daily, Weekly & Monthly reports for Client as per the prescribed format provided / approved by the client.

To carry out necessary renovation programs to sustain the property value.

Innovate, suggest & implement energy management ideas.

Ensure submission of periodical reports to the client.

Develop annual operating budgets & provides fiscal direction to the unit planning & accomplish operations targets.

Ensuring implementation of statutory/regulatory requirements & building codes.

Preparation of data / information & submission as & when desired by the client.

Co-ordination with local authorities on behalf of Client.

Ensuring adherence to the schedules by overseeing the respective Service Provider’s activities & reports to Property Manager.

Ensuring disposal of Garbage from the dump yards at defined intervals.

Coordinate with the Landscape vendor for horticultural functions to ensure greeneries around the common areas of the building premises to provide pleasant outlook.

Preparation of Estimates for the item of work required & submitting a proposal for necessary approvals & execution

Making a comparative statement for all tenders after analyzing the applications pertaining to rate contract, HK equipment’s etc….,

Identifying recurrent problems, & resolving them.

Checking & certifying the bills submitted by the HK Service Providers & forwarding the same through Property Manager for Payment.
