Reviewed monthly rent statement from the landlord to verify and approve all additional costs related to client construction.

Managed floor coordinator / business stakeholders notification of all scheduled work by the client and / or landlord through e-mail notification of projects (fire alarm testing, window washing, etc) that impacted their areas.

Provided the necessary Hot Work Tag permits for all welding / brazing / torching and supplied the necessary building work permits.

Submitted all necessary documentation to the landlord for client requests for drain downs, smoke / fire alarm shutdowns and extension of escalator times.

Facilitated cost effective solution to resolve post construction paint issues in Fitness Center Men’s / Ladies shower ceilings that started to chip / peel. Working closely with the painting contractor improved “correct” materials were used saving the bank approximately $90K.

Coordinated installation of required fire stopping in electric closets in response to failed DOB inspection delaying the issuance of PACO’s (Place of Assembly Certificates of Operation). Obtained pricing and facilitated work in a timely manner to allow NY Fire Department to perform follow up inspection and provide Public Assembly Permits to specific areas within client space.

Facilitated decommissioning of client Lobby Small Change Café with electricians, movers, plumbers and cleaners in order to return leased space to the landlord on time.

Worked with engineers and welders to come in and arch weld the 14-gauge stainless steel catch pan under the soup kettles to prevent leaks.

Coordinated with carpenters to create exploratory openings under the sinks in the Ladies Fitness Center to find a water leak.

Coordinated with carpenters to create a wooden barricade in Service 6 Electric Room (requested by in-house electricians) to protect the electricians from high voltage copper switches during phase one of power down.

Facilitated replacement of existing grease traps in the 2B kitchen and 28th floor Executive kitchen – working closely with various trades on a tight weekend schedule.

Partnered with carpenters to remove a coat closet and two sheetrock walls to create a corridor to open up the Executive elevators on the 9th floor. Worked closely with the electricians to relocate the fire warden phone, light fixtures and switch due to the creation of the corridor.
