Prepare the annual operating budget, monthly variance reports, and quarterly budget reforecast reports for the properties, and manage operating expenses, within or below budgeted levels. Bid all contracts and capital purchases, and enlist, hire and manage all contractors performing capital projects Manage day to day operations of all shopping centers in the assigned regional portfolio, including but not limited to facility maintenance, landscaping, trash removal, contracted janitorial services, contracted security services, physical plant and energy management systems

Work with security, management and local and state officials to plan and oversee a safety programs to include emergency response, emergency evacuation and disaster relief; conduct annual safety drills Lead and manage property personnel including Assistant Property Managers and Property Managers, as assigned Manage project contractors and subcontractors from the bid phase through end of contract Manage invoice processing, coding, and payment ensuring all invoices are paid on a timely basis. Manage performance of contractors and vendors working on the property in order to ensure adherence to work orders and budgets Work with community management and staff to ensure HUD/LIHTC established accounting policies are being followed at the community level

Conducting frequent property visits to provide Property Managers with recommendations and observations to improve the property

Providing leadership and guidance to Property Managers and managing their performance Monitor Marketing plans and make adjustments as necessary

Maximize the financial performance of the property Proficiency with industry related data base management programs EDUCATION
