Eleven Riverside Drive Corp., New York, NY 2002 – Present

Executive Manager – Schwab House (a 640 unit, 1 million square foot, city square block, self- managed luxury cooperative on the Upper West Side, NY.)

Responsible for the day-to-day operations including:

Create and administered a $20,000,000 annual operating budget.

Manage a $3,000,000 annual capital budget and $4,000,000 reserve fund.

Recruit and supervise 7 office staff, 50 union employees and a garage staff of 8.

Respond to all shareholder and board requests, inquires and complaints.

Act as the liaison between the shareholders and the Corporation’s legal counsel.

Supervise all capital projects.

Evaluate, recommend, secure and monitor insurance coverage for the building and staff.

Selected Accomplishments:


Researched and developed a $1.6 million dollar 300KW cogeneration plant.

Applied for and received a $407,000 NYSERDA grant.

Achieved an annual savings of $300,000 from the Cogeneration plant.

During my tenure, I oversaw the completion of a number of capital projects. Below is a partial list of those completed.

Oil to natural gas conversion $600,000 with an ROI of two years.

ROSE ASSOCIATES, INC., New York, NY 1999 – 2002

General Manager – Hudson Tea Building (Factory conversion to garden apartment rentals, 2 buildings, 500 units, in Hoboken, NJ.)

Recruited to oversee the conversion construction of the old Lipton Tea Factories in Hoboken, NJ to a Garden Apartment Luxury Rental.

Finished the construction on time and on budget.

Recruited and staffed the leasing office.

Recruited and staffed the building workers.

Created the first operating budget, house rules and leases.

Opened the building and was 100% occupied within 6 months.


Managing Director – The White Hall (plus a 5 building portfolio of luxury condominiums and cooperatives in Riverdale, NY.)

Onsite manager of this 440 unit cooperative with a 5 level garage.

Managed a small office staff of 3 personnel.

Managed a portfolio of five Cooperatives/Condominiums in Riverdale, NY.
