Managed 323 unit community within 10 minutes of the heart of downtown Nashville. Directly managing all capital projects including ongoing interior and exterior renovations. Oversaw 2 million renovation project in 2015 and additional 1 million scheduled for 2016. Maintained average occupancy of 95.6 for 2015 with current occupancy of 95% while achieving renewal increases of 10-17% with a 50% conversion ratio. Property Manager, Atlantic Pacific Management, Atlanta, GA (September 2014- February 2015)

Managed a 277 luxury community in the heart of midtown. Directly managed all capital projects including full exterior and interior renovations. Maintaining stable occupancy of 95% while achieving renewal increases on average from 5-7% with a capture ratio of 40% consistently. Multi-Site Manager- Managed two add-to-value assets (Enclave- 200 units & Poplar- 324 units). Increased average occupancy YOY by 3%. Exceeded budgeted NOI at both assets by $30K+ in 2013. Improved GP at both assets by 3%. Completed full renovations and managed rehab budgeting. Exceed budget in turnover expenses and continually increase total income. Successfully managed a504 unit high profile apartment community, Residences at Morgan Falls with great accomplishments. Successfully managed a multi-million dollar renovation asset that consisted of 464 units, Elements at Vinings. Increased occupancy from 78% to 90% within a four month time frame. Reduced exposure rate from 25% to 9% and decreased delinquency from $18,000 to less than 1% of collected rental amount. Managed rehab operations as well as property and operational aspects of asset.
