Excellent working knowledge of state and local regulations regarding infrastructure improvement, land development, construction standards and specifications, methods and materials. Strong background in budget development, cost analysis and scheduling enhanced by hands on supervision and management of private and public construction projects.
Land Development:
Managed the land acquisition and development process for the Charlotte, NC division of a large regional home builder. Responsible for locating tracts of land suitable for the development of residential subdivisions. Routinely managed the development 400-500 lots per year while also managing the due diligence and acquisition process. Responsible for selection of engineering and design firms for development/construction plans. Oversaw design process, meeting with engineers and landscape architects to iron out issues. Responsible for ensuring all utilities required for development were either on-site or could be brought to the site. Coordinated with local, state and federal officials as necessary concerning approval and acceptance of projects. Upon entitlement, solicited bids for work based on criteria developed from project preformat. Established construction schedules for lot delivery to meet owner requirements. Managed all construction, handling administrative and design/construction issues. Upon completion of construction worked with municipalities on project punch-out, acceptance and release of development bonds. Managed an on-going portfolio in- excess of $20 million. While working with Eastwood Development instituted the use of geotechnical engineers during the due diligence process to perform soils analysis on parcels considered for purchase. This process saved dollars by allowing the company to either stop consideration of parcels or to work with designers to relocate features that may conflict with poor conditions. While working with Mayfield Development helped owner work with municipality to create special zoning ordinance to accommodate the development of a neo-traditional neighborhood.
