Acquired and developed 7 parcels of land in Dutchess County NY into a 1,100 acre thoroughbred horse farm.

Harvested the land of timber

Designed, planned and constructed the buildings, roads and paddocks for the thoroughbred breeding facility

As General Manager of Pegasus Farm oversaw complete management of the operation

Achievements:

Purchased an existing 600 acre dairy farm for $900,000, and then purchased 7 adjacent parcels of land consisting of 500 acres through private sale and public auction for $400,000. I Obtained the permits to develop the total property into a thoroughbred horse farm. This included harvesting the property of lumber to clear the land to put in a road network and pastures. The lumber produced $250,000, in addition I bartered harvested lumber in exchange for the fence posts and rails necessary to put up over 3 miles of fencing.

After operating the horse farm for 8 years we sold off 1000 acres of it for $9 million, we continued to operate the horse business on the remaining 100 acres for 4 more years until we sold it for 1 million.

Implemented new onboard inventory system to streamline the ordering process allowing us order in bulk to reduce cost. I Procured warehouse space in New Orleans, Rotterdam and Athens to allow us to store spare parts and supplies to be delivered onboard the vessels when they called these ports. This increased our ordering power and decreased our transportation expenses. The first year savings of was $750,000 and increased to excess 1 million in subsequent years.
