LINCOLN MILITARY HOUSING, DUPONT WA

Lincoln Military Housing provides premier homes and outstanding management and maintenance services to military families in 37,000 units in 10 states. Strives to understand the changing needs of military families and considers it their duty to improve the quality of life for those who live in their communities.

Managing Director / Consultant (Apr 2016 – Nov 2016)

In March of 2016, Lincoln Military Housing purchased Joint Base Lewis-McChord’s on base, family-housing contract from Equity Residential. I was retained for eight months to ensure a smooth transition to include legal compliance and transfer of $650M in assets. Despite restructuring and eliminating 12 positions, retained 85% employee engagement.

Liable for financial modeling (short / long term), strategic planning, financial management, government reporting and business practices (policies and procedures).

Created 2017’s $59M operating budget, $24M capital budget and $40M development budget.

Served as the subject matter expert in legal contracts, obligations and processes to serve the client, the Department of the Army and Air Force.

Led weekly meeting to include senior leadership and management to address operations’ issues. Addressed operation, capital and development budgets in Excel aligning over 100 old and new accounting codes and policies.

EQUITY RESIDENTIAL, DUPONT WA

Equity Residential (EQR) is an S&P 500, publicly traded, real-estate investment trust with 105,000 units. EQR owned and managed on-base family housing, developed new housing and renovated existing housing Joint Base Lewis-McChord (JBLM). There are approximately 5,200 family housing units in 22 communities at JBLM.

Managing Director (Apr 2010 – Mar 2016)

Oversaw the Regional Accounting Manager, Regional Property Manager, Regional Facilities Manager, Vice President of Construction, and 135 employees in property management, maintenance, leasing, call-center, accounting and marketing.

Annually created and implemented $57M operating budget, $10M capital budget and $58M development budget.

Performed and supervised hiring, training and performance appraisals while preparing 1-year, 3-year, 10-year and 40-year asset preservation, renovation, demolition and new construction plans.

Approved weekly, monthly, bimonthly, quarterly and annual financial reviews and government reports.

Reduced operating cost by 6% in the first year and 7% in the second year by implementing a zero-based budgeting model to include: renegotiating vendor contracts, adjusted staffing levels, underwriting of insurance.

Designed and restricted insurance program producing $650k. Designed and implemented “100% paperless” leasing process that reduced operating cost, increased income and reduced labor cost.

Approved funding and scope of 736 new homes in five new neighborhoods and renovation of 475 homes in existing neighborhoods.

Received highest score by the Department of the Army for property management compliance at 97% compared to privatized family housing at 81 other Army installations in 2015.

Implemented Fort Riley Community and Neighborhood Management Plans to include asset, property and fiscal management of 3,450 housing units, including neighborhood centers with fitness rooms, clubrooms and pools.
