The Mary McDowell Center Brooklyn, NY 1998 - 2006

Operations/Portfolio Manager

Directed the overall operation and maintenance of multiple properties which included HVAC/R and critical Infrastructure components ensuring minimal downtime and no disruption to the business units of multiple facilities, safety and environmental, property management, project management, facilities program management functions, technology infrastructure support and procurement. Assisting in the formulation of policies, procedures, and practices for the assigned functional areas within the Facilities Management arena. Working with other departments to ensure an overall safe, clean, and effective environment for employees and clients.

Planning and coordinating the full range of duties related to servicing, cleaning, maintaining, and repairing the facilities, including but not limited to buildings and grounds. Identifying and assessing safety and environmental risk; investigating and resolving safety issues including accidents and other agreements involving property.

Develops and maintains positive relationships with clients and vendors. Responds to problems in a tactful and expedient manner. Attends meetings with clients for facilities matters. Directs construction activity associated with the construction of the actual building in accordance with previously established schedules, budgets, plans, specifications and procedures. Responsibilities are as follows: Coordinate the activities of all crews and subcontractors working on the buildings. Schedule subcontractors for buildings. Coordinate all material deliveries with Project Engineer and identify all long lead items. Analyze manpower and equipment needs and schedule with dispatch.

Participate in weekly in-house scheduling meetings as well as owner meetings. Schedule all required inspections for the building elements. Perform quality inspections and ensure accuracy with building documents. Monitor safety and issue directive to all building crews and subcontractors. Maintain a rolling punch list of any deficiencies which may arise and oversee their correction. Ensure accurate reporting of time and quantities for phase of work. Oversee and coordinate final project close-out and completion of punch list.

Supported process equipment development and improvement by reviewing new processing plans. Discussed equipment needs and modifications with internal and external engineering personnel.

Park Avenue Synagogue New York, NY 2006 – 2008

Director of Operations/Portfolio Management

Managed the operation and maintenance of multiple properties and reduced the department budget by $250,000 in less then a year.
