oFacilitated residential real estate investor short sale projects.

Utilizing Waterfall and Agile/Scrum - Scope, planning, implementation, monitoring and control, control management and risk management.

oProjects were all Banking and Legal based. Each Project contained both aspects, Banking and Legal being processed as separate legs of the project, each addressed by separate teams. The first legal team provided the needed “infrastructure” portion of the project. The Banking leg of each project dealt with loss mitigation, short sale acceptance and negotiations with all the banks and any other liens against the asset. The legal teams worked with the bank’s assigned legal team or assigned firm to delay or disrupt the legal process to give our bank negotiating team(s) additional time to complete their tasks. A successful project is one that our bank team (s) and our legal teams, working in concert, transition an asset, within budget, to the project owners and within the desired profit margin range to KMF.

oCreated an Excel system which reduced project implementation, legal and closing documentation creation time for the real-estate short sales by 90%.

oAutomated the lender and bank interface reducing legal fees by over 50%.Negotiated and budgeted agreements with negotiators and attorneys.

Failed connections were automatically recalled at definable intervals during that day. Calls that connected required caller information and follow up status from immediately providing a new mortgage, to scheduling the next call and to removing them from the call list. A minimum daily calls had to be made and call statistics were monitored daily and weekly, and sometimes hourly. Multiple pieces of software were interfaced, pre and post dialer, to keep you continually dialing/calling until you refinanced someone’s home mortgage.
