I have been working off and on for a friend in Denver helping him manage his real estate holdings. This allowed me to work on a creative endeavor/project post-termination from Blackstone Group/Invitation Homes.

April/2012- July/2014 Invitation Homes

Transaction Manager/Leasing Floater

I was the original Transaction Manager. I set up the purchasing processes, and created the legal apparatus (Signature Authorization Affidavit) which enabled Blackstone Group via Invitation Homes to purchase 55,000 distressed properties nationwide over a 3-year period. I interpreted 7,500 (3,400 cancelled) Purchase Contracts correctly whereas I navigated balancing $750 million Acquisition funds with zero losses. I accurately and correctly executed 4,100 sets of closing documents, while legally integrating the contractual stipulatives thus maintaining the monetary integrity transactionally. Upon pre-closing completion, ordering the closing proceeds based on my approval of the settlement statement for funding. ALL of my purchases (4,100) were successfully financed (by Deutshebank) based on my systemic prowess. I managed the Broker Network as an extension of my closing vision from “under contract” to post closing/financing, which yielded 80% of our Phoenix inventory.

*When we stopped purchasing homes I transferred to the leasing department as an Account Manager Floater (In-house Property Manager) covering for vacations/leave of absence, etc. I approved/denied the Rental Applications via OnSite, collected the front move-in costs, created the lease documents, signed up the news, and coordinated the final walk-thru and move-in. In addition, I renewed existing tenants. We utilized Yardi as our Property Management tracking system in which I became very familiar with.

2008 Marion County Election Board Admin/Commissioner

I worked in Indianapolis during the election cycle of 2008 processing voter registrations. I served at as Intake Specialist for early voting prior to Election Day. On Election day, I served as a Commissioner responsible for overseeing the delivery of the actual early votes to 250 precincts in metro Indianapolis.

2003-2007 nBank Denver, Colorado Mortgage Closing Manager

I started as a Mortgage Closer and became the Closing Manager for a mortgage bank within a year. 94% of our business was VA refinances. I closed these loans upon underwriting approval. During my tenure we closed 90-100 mortgages per month. I was responsible for determining (no cash out refi’s) the final loan amount based on appraised value and 90% LTV. I created ALL of the loans docs and closing packages that were sent to Escrow Officers or Attorneys for closing depending on if it were an Escrow state or an Attorney state (like Texas). After the rescission period I funded the loans. I managed post-closing shipping to the investors who purchased the bundled loans.

2000-2002 Re/Max Elite Denver, Colorado Transaction Coordinator

I worked for the top real estate agent in commissions for the Rocky Mountain during this time. He put together a top notch team in which I was fortunate to be a critical link. Once we under contract I walked the transaction to closing. Besides computer input to create the record for tracking/processing, I interpreted the contractual stipulations within the deadline period such as Inspection Deadline and Inspection Resolution Deadline. We closed an average of 17 deals per month. I coordinated the Inspections, walk-thru, final walk-thru, and closing with our clients. I was the anchor of our team which allowed our real talent (agents) to do what they do best and that is to sell.

1994-2000 Chicago Title/First America Title Phoenix, AZ Escrow Officer I started out as an Escrow technician and worked my way up to Escrow Officer. I prepared the settlement statements after our Title Examiners gave the “all clear” to close. Upon receiving a new contract or refinance, I ordered a title commitment, a payoff statement, a tax statement, and any other associative closing requirements. This is when I got my feet wet in real state. I physically performed the signing while correctly transferring title on the resales or recording new liens on refinances. I was responsible for making sure any post-closing stipulations were met.
