As Director of Operations, I oversee the daily operations of a 88-unit resident building, which includes a department staff of eight and up to two drivers and volunteer workers. Primary I was to implement and practice new work order procedures, organize and inventory the departments "on site" supplies, Assist in relocating office set ups and storage spaces to maximize work production, screened and interviewed perspective personnel. Operate, maintain and adjust boilers, engines, pumps, heat exchangers, generators, HVAC, ventilating, lighting and associated equipment in public buildings, make periodic inspections of equipment and minor repairs.

Perform preventive maintenance and serve as a consultant on major engineering matters to the agency.

Investigate conditions of building and work with OTDA and FDNY to avoid violations, mediate and resolve conflicts concerning building code interpretations investigate complaints and recommend policy and procedural changes.

Keep pertinent building records up to date, prepare quantitative and qualitative reports for management reviews, attend and represent my facility at inter and intra departmental meetings.
