Street and II River Place, the largest residential development in New York City history.

Constructed cash flow models to analyze the IRR and NPV of potential real estate projects. The projects

ranged from ground-up construction and condo conversion to building repositioning and acquisitions, all

utilizing various capital structures.

Created the companys automated ground-up development model and acquisition model. The models

versatility allows for the analysis of multiple types of real estate developments and acquisitions and various

financial structures. They have greatly reduced the time needed to analyze a project to several hours from

several days.

Developed the financial template to analyze investor returns for the firms $500 million real estate fund. The

dynamic template calculates accrued interest, capital pay downs, hurdle rate returns, promote structures and

IRR look backs.
