Objective

Strengths

I am a License Real Estate Broker in Texas and Arizona, specializing in residential and commercial sales with a focus

toward new development. A native Houstonian interested in managing, maintaining, enhancing, acquiring and

disposing of real property for clients and REO companies. The real properties consist of a variety of asset types

including agricultural, commercial, raw land and residential properties. I review accounts for compliance with

internal policies and local laws, work with professional to client’s needs, including tax, legal and investment goals and

objectives. I also worked with Stewart Title as an Escrow agent assistant, handling title issues to ensure that the

transactions close according to the schedule. This included assisting with pre-closing preparations and post-closing

tasks while supporting the Escrow Officer. I work with lenders, loan officers and attorneys to acquire analyze and

organize all of the necessary documents needed to process a closing package. These consist of evaluating, reviewing

and monitoring real estate transactions that included appraisals, legal documents and other pertinent information. I

drafted, negotiated and reviewed offer packages, purchase/sale agreements and counteroffers for both residential and

commercial properties.

I have strong problem solving skills, I am a team player and a trained negotiator. I have excellent time management

and organizational skills, including the ability to work on multiple projects simultaneously across multiple

departments/parties. I pride myself in maintaining close contact with my clients and paying attention to every detail

during the entire process. I am committed to pursue my education further that required to insure aggressive

representation for clients/customers which will produce a confident and pleasant transaction.

Professional Experience

Property Tax Arbitrator

January 2008 – 2011 (4 years 9 months) Property Tax Arbitrator - Property Tax Value - Dallas, TX - is the final step to

take when a homeowner is unhappy with their property tax value. I am an Arbitrator for the State of Texas'

Comptroller's office. I find it very interesting to hear home owner's views as to why their properties are valued

incorrectly and to help if they believe they need to protest the property value.

Property owners who disagree with appraised value of their property have a right to appeal to the Appraisal Review

Board (ARB) in their county. The ARB is an independent panel of citizens responsible for hearing and setting property

owner protests

I am a Real Estate Broker specializing in residential and commercial real estate for over 15 years. Experience in REO

marketing, BPO's performance, short sales, loan modification and loss mitigation. I provided leasing and property

management services for investors. Collection of payments, send delinquent account to collections or commence with

legal proceedings. Input files and applications into property software system. Mange vendors, secure bids for repairs

and/or replacement work. I am a licensed Broker in the State of Texas and Arizona.

August 1998 – Present I began my career with Henry S Miller Realtors in Duncanville, TX. I started by working with

agents as a personal assistant. This was a way get my feet wet and learn from those who were already experience in the

field.

I worked for Century 21 Galloway/Herron under Julius Sterns/Broker. This is where I was trained and became a REO

specialist and worked with short sales.

I acquired my Real Estate Broker license and step out with Meirrak Realty. I also acquired my Mortgage Broker

license. I have successfully help over 200 families plus with their Real Estate needs. I have 12 years experience

training as a REO specialist for different companies and performing BPO's, marketing, managing and selling REO

properties. I also have experience as a loss mitigation consultant (including short sales) working to help borrowers

preserve homeownership. I have provided leasing services and property management for several investors.

Southwestern Bell - Cable Splicer Technician

1989 – 1997

Reviewed and analyze complex schematic drawings and used electrical test instruments to determine defective wire or

fiber. Responsibilities included identifying problems and repairing and maintaining outdoor cable facilities in all types

of weather – even during severe weather – when a problem is reported. Also responsible for being on the job at short

notice to repair damaged cables until service is restored.
