About Me:
My name is Lisa Doucette. I have a strong work experience in real estate mortgages, closings, sales
and property management. For 10 years I owned a mortgage and investment company. Most of my
life I've been self-employed. My natural inclination is to lead put all the pieces together, decide the
strategy, but I follow when required. Business is a team effort; I like being an integral part of that
team. I respect others, who like me, can be counted on to have specific details taken care of so that
every transaction runs smoothly. A deficiency in this area, I take very personally. It's also important to
check vendor work for quality control--- I've caught problems and had questions. Intricate or difficult
deals are often the most fun and the most satisfying. I'm a single gal who doesn't date. I don't drink. I
do my homework. I go the extra mile. I demand this from myself; no one needs to stroke my ego. I
need to find answers to all my questions, and rarely am I too busy to listen. Your time and energy is
just as important as my own. Definitely, a good sense of humor is essential. I like a professional
workplace filled with eager expectant people anticipating the next big step. I like to make things
happen. I help diffuse situations when necessary and lend my support when it's the right thing to do; at
the end of the day, I have to go home with me.

Retail sales of glorious Bromeliades, Pineapples, blooming Talonzsia air plants and more tropical
climate blooms which I obtained from wholesale nurseries in Apopka, Fl. I also designed driftwood
pieces with permanently affixed living blooming plants. Sales were at open air Farmers Markets and to
local merchants. Unless this business is performed on a huge scale, the profits are nominal. Although
the markup price for retail sales of plants may exceed 200%, the cash revenue from such a venture is
still based on a $4.00 unit.

I helped organize and open two fresh produce stores, one in Edgewater, and one in Palm Coast. I
assisted in the setup, sales, and breakdown, of the open air market produce tables in DeLand, Port
Orange, Daytona Beach and Flagler. This is tremendously physical labor but worth the fast paced fun
of displaying and selling to huge numbers of market goers.

This business was my baby. I began it when I was the only girl in town breaking into a predominately
male 'old boy' system. There were actually surveyors and appraisers whom I could not use, because
their future schedules would not accommodate my new business. My forte became Subprime
Origination (80%), Private Lending (10%) and Commercial Loans (10%).
In the Subprime world, success depends on the ability to structure the deal and know what lender
has a program to fit the particular client and know these details quickly. All subprime lenders have a
lot of programs, and each with different guidelines. So you know them all. What the client wants to
hear, is that you'll have a written prequalification with terms, directly from the lender within 48 hours.
I've even gathered lists of appropriately priced properties for sale for my clients. One persnickety
buyer wanted the outside porch repainted, or she wouldn't close. The Realtor and I spent a Saturday
morning painting.
Over the years, a total of four brokers hung their license at my shop. I had such a great quality
crew assembled. I rewarded good service with more business. I knew the first names of my favorite
title agents, appraisers, surveyors, and pest inspectors. I received chocolates at Christmas, hand
delivered by the State Farm Agent. These were people I could call and get advice and prices when I
needed to. I knew all my A/E's at my favorite lenders by first name. For the most part, I never met
them in the flesh, but we spoke frequently. All of my loans were processed by me, personally. That is
to say, I not only ordered, watched for, and read every title commitment, every payoff, appraisal,
survey, deck page and pest inspection, but I went along on the appraisal and termite appointments. If
there is a problem, I want to know exactly what it is so the best option to cure it can be accomplished
now. I've sat upright in bed in the middle of the night because I solved a problem by realizing the
answer was restructuring the loan in a different program, and rushed to the office.
Local news advertizements produced all the client calls I could handle. By year five of my Business,
I was working strictly off referrals. I felt they all expected special treatment and they got it. I've sat in
homes in the evenings to get signatures, and visited banks and employers for verifications. Alot of
these clients would never had got the chance to own their own homes if not for the available Subprime
lending programs. I remember the young auto body worker with a pretty red haired wife and two red
headed boys. He cried at his closing. He confessed he hadn't graduated high school. The reality of
owning a home had been a dream.
For many years, my children, my mother and myself all owned investment property, that was
acquired, rented out, and financed through the business. I myself had eight mortgages at one time. I
learned to do a lot of my own rehab work. And the rule for good renters is : good credit, money down,
and a solid work reference. The business was such a success during it's 10 year run, I was sorry to see
the industry fail.

this venue. Properly advertised, this business is lucrative. With the dissolution of my marriage, the
business was dissolved, and I moved to Florida where my family resides.
