Responsible for the following State buildings Ronald Reagan (850,000 SF), Junipero Serra, (446,000 SF) and Caltrans District 07 (857,923 SF) totaling approximately 2,153,923 gross square feet of office space.
Regional Property Manager – Los Angeles Office (Aug 2014 to Present)
Coordinating and directing the work of 4 Property Managers, 4 Chief Engineers, 1 Custodian Supervisor III, 7 Custodian Supervisors, 1 Staff Services Analyst, 4 Office Technicians, 92 Custodians and 33 Trades and Engineers. Oversee facility operations including preventative maintenance, HVAC systems, custodial operations, repairs and grounds upkeep.
Maintain sustainability, energy and environmentally friendly buildings with certified green products, low energy lighting, recycling and the Leadership Energy and Environmental Design (LEED) program.
Document customer service and tenant requests; prioritize resolution and resource allocation according to severity, safety implications, in compliance with departmental policy.
Perform administrative duties related to supervisory responsibilities including executive performance reviews and evaluations, employee leave accounting, and ensuring staffing levels meet or exceed business needs.

Facilitate project management activities by reviewing and evaluating project plans and specifications and ensuring compliance with building standards, and ADA and Fire Marshall Requirements.
Oversee the development of Scope of Work for mission critical projects and contracts including elevators, fire (safety), life and safety procedures, chillers, boilers, air handlers for maintenance and repairs according to manufacturer specifications.
Property Manager – Los Angeles Office (Dec 2012 to Aug 2014)
Oversaw operations for The Caltrans District 07 State Office Building management unit consisting of 1 Office Technician, 4 Stationary Engineers, 9 Trades Group, 38 Custodial Staff, 1 Chief Engineer II, and 2 Custodian Supervisor II’s. Provided management oversight for custodial operations, HVAC systems, building repairs and grounds upkeep, and other services totaling 744,000 square feet of office space.
Fiscal management and development of the Caltrans budget of approximately $1,200,000 and controlling yearly adjustments to budget allocations for the management unit as needed.
Monitored expenditures and submitted monthly budget reports using Activity Based Management System (ABMS), and Excel spreadsheets, ensuring appropriate spending and compliance with funding allocations.
Provided personnel management and supervision, overseeing the hiring and maintaining of appropriate staffing levels, granting or denying subordinate staff request for time off or overtime, labor relations, grievance process, Individual Development Plans, and constructive intervention.
Property Manager – Santa Ana Office (April 2008 to Dec 2012)
Planned work assignments and directed staff and associated services of the Santa Ana State Office Building Management Unit, consisting of 1 Office Technician, 3 Stationary Engineers, 6 Trades Groups, 23 Custodial Staff, 1 Chief Engineer II, and 2 Custodian Supervisor II’s. Provided management oversight for custodial operations, HVAC systems, building repairs and grounds upkeep, and other services totaling 370,575 square feet including 17 Partial Services facilities. Developed and implemented procedures to ensure that customer service needs addressed in a timely fashion and within departmental policy.
