1. Operations Support Staff. Duties include the review, verification, and approval of AIA Application and Certification for Payment for various projects, clerk of the works duties for various clients projects, and Close-Out for Rockville Town Square Project for the City of Rockville.

2. Facility Management Support Specialist USACE Soldier’s Home. Provided interim support services until the permanent KCI Specialist was made available. Prepared Scopes of Work and Request for Proposals for Task Orders requested by The National Cancer Institute. 3. Project Manager for the $8,000,000 mission critical Data Center expansion for Johns Hopkins Institutions. A 6000-square foot data center was added parallel to the existing Data Center. The installation included three replacement 760 ton chillers, cooling towers, heat exchanger, pumps, the reconfiguration of piping, valves, and associated pumps, the addition of three VFD’s, new switchgear, switchboards, and panels, and two new 500KVA UPS modules and battery strings. Reconfiguration of The programmable logic for the campus Power House was reconfigured to support the N+1 MEP redundancy from the main switchgear down to the PDUs and server power strips in both Data Centers. The BAS and ATC systems were upgraded to full DDC. A new sequence of operations was implemented with full performance based commissioning. Full field component testing and factory start-up, requisite load bank testing of mechanical and electrical systems, followed by commissioning of all systems including power, and MEP equipment functional testing. Multi-scenario failure testing of the HVAC system for the Data Centers and support areas as well as Campus testing, electrical power-medium, low, and DC systems failure testing as well as Sequence of Operations testing and verification under normal and emergency operating conditions.

I drafted RFP’s for the Commissioning Agent, prepared bid packages, managed pre-bid conferences, reconciled bids and made recommendations to Johns Hopkins Real Estate for the selection of the Commissioning Agent.

I tracked the RFI and Submittal processes with the A/E and Contractors. I prepared cost estimates for, and negotiated Change Orders. I managed the construction schedule. I performed project management for various office fit-outs for the Medical Billing Department, working closely with the stakeholders.

4. Project Manager and Owner’s Representative for the City of Rockville, Maryland. Rockville Town Square. The total Cost was budgeted at $240 million dollars. I performed Project oversight for the construction of three public garages, a Cultural Arts building and the civil improvements on this 15-acre site. I performed construction administration, schedule analysis; quality assurance and verification of work in-place. I recommended approval of requisitions for payment, negotiated and processed professional services contracts, and change orders. I participated in value engineering “work sessions” with A&E/MEP. I participated in all construction progress and budget review meetings. I prepared the final punch-lists for the three garages. I prepared cost allocation spreadsheets for public infrastructure improvements and public garages for issuance of taxable and tax exempt bonds. I performed reconciliation and close-out of civil and building construction contracts. I negotiated and captured $500,000 of owner expenditures as shared costs. I managed one office engineer. Title: Construction Project Manager

1. Project: The Fidelity Bank & Witherspoon Buildings, located at 120 S. Broad St., and Sansom Street in Philadelphia, PA was renovated, upgraded and retrofitted in the public areas, building facades, and M.E.P. & F.P. plant and equipment at a cost of $20 million. The design phase of the project took a year and a-half. Working from the Owner’s “wish list”, the design group and project team provided schematic drawings and specifications and an in-house estimated cost budget. Investigative testing was performed on the major MEP, FP, insulation systems and components, vertical transportation, roofs and building cladding, gold leaf on leaded stained glass, bronze fenestration and statues, interior marble, hazardous materials removal, abatement and mitigation, etc. Recommendations were made, scopes of work and specifications were developed. A Design-Build RFP was issued to interested, pre-qualified MEP, FP, Hazmat Prime Contractors, Artisans, and other contractors resulting in a select group of contractors being tasked with coming up with a final design-build solution. After value engineering and budgeting, final design documents were produced by the A/E and approved by the conservator, the U.S. Park Service, and the Owners. Negotiated contracts were let to the select group of contractors. The construction phase spanned two-and-a-half years.

I was responsible for coordinating A-E, the preparation of contract documents, development of initial and final budgets, schedule of values, payment requisitions, change order management, and contracts administration.

I prepared the methods of procedure for all mission critical, facility impacted demolition, shut-downs, and hot cut-overs so as not to interrupt the operation of the Fidelity Banking operations. I directed and provided over-site for the upgrade of the mechanical, electrical and plumbing systems, elevators, emergency generator system/controls, installation of new chillers, boilers, upgrade of the air handler rooms, including new duct trunk and branch-lines, 1% motorized makeup air dampers, fire dampers, makeup water facility, redundant pumps, BAC Cooling towers.

I coordinated the abatement and remediation of asbestos, PCBs and provided over-site for the re-insulation.

I managed the removal of the old upside-down and built-up roof systems down to the original coal-tar pitch vapor barrier and the construction of new built-up roofs. I provided over-site for the restoration and structural anchoring upgrade of the limestone panel façades, and the restoration of the stained glass windows, statues and marble clad public areas.

I facilitated coordination between the US Park Service, the conservator, and the contractors and artisans for restoration ways and means.

2. Project: BBDO, Inc. international headquarters at 72nd St. and Avenue of the Americas, New York City - $20 million ($175/sf)

I provided construction management for the demolition, MEP, FP, interior fit out, and casework for six floors. Two floors made communicative by the installation of interior stairs. The project included new, independent mechanical, electrical and plumbing systems for each floor. The project featured coffered ceilings, “S” curved walls, brass and glass and high end millwork.

3 .Project: 7- West 32nd St., New York City - $18 million

I provided over-site for the gutting of interior and structural upgrade of all bearing columns, curtain-wall, and the addition of new Penthouse floor for living quarters.

I provided oversight for the installation of new mechanical, electrical, plumbing systems and passenger elevators,

new granite building façade, and coordinated the fit-out of two retail stores and public areas.

I managed and directed three onsite superintendents.

The structures are designed to withstand hurricanes and rushing flood waters. Occupancy begins one story above grade. Grade level is used for parking. I directed the construction of the warm-dark shells, finished Public areas, life-safety and back-up power systems. I directed multi-tenant fit-outs, coordinated finishes, FFE, and move-in with tenants. Manufacturer’s Life Insurance Company was one of the major tenants.

As Area Manager, I had direct oversight of field superintendents during the build-out of two, 150-unit walled, single family, zero lot-line community projects.

As an on-site project manager, I managed the civil construction for two multi-use communities. The work included the rough and final excavation, grading, compaction, and testing for building pads and roadways, the installation of storm water management structures and retention ponds, underground storm drainage and sanitary sewer structures and piping, street grading and paving, building pads with preparation including, grading, compaction and installation of under-slab utility rough-ins.
