PROFESSIONAL EXPERIENCE:

Position: (contractor) Title Curative, REO Reverse Mortgage

Coordinate, maintain and update all necessary title curative task and responsibilities. Timely completion of all required reports to determine outstanding title issues. Research and resolve outstanding liens, judgments and other title issues. Advise with closing offices to order or prepare necessary legal documents.

The benefit to help consumers and businesses recover from Presidential declared disaster throughout the USA and territories to rebuild their lives and their businesses by providing affordable, timely and accessible very low interest financial assistance. I provided guidance and direction to help the public better understand the SBA/FEMA disaster assistance programs and the services it offers.

Position: Loss Analyst Specialist –Team Lead asst.

Analyzes avoidable losses at a loan level and determines root cause of the loss, makes recommendations for enhancing processes and procedures to prevent future occurrences; escalates to senior management any failure to comply with investor/insurer/BLS guidelines and requirements that resulted in the loss. Works with the appropriate BLS department and ensures bill backs to vendors/attorneys for losses resulting from the actions/inactions of the vendor/attorney; monitors to ensure proceeds are received and processed. Keeps up to date on all FHA, VA, USDA, PMI, and Fannie Mae/Freddie Mac servicing requirements and revisions

Works with company purchasing/acquisition department to bill back loan sellers for losses resulting from actions/inactions of the prior servicer; monitors bill backs to ensure funds are received and processed. Works with the claims department to ensure supplemental claims are filed as needed; monitors to ensure proceeds are received. Exercises independent judgment when determining the cause of avoidable losses and causes for GSE compensatory fees and penalties.

Identifies all loans where final claim proceeds have been received and performs a detailed loss analysis within 20 days of receipt of final claim proceeds. Compiles and prepares a management report in summary and detail outlining all loans where final claim proceeds were received and the results of the loss analysis. Verifies claim proceeds, short sale proceeds, and 3rd party foreclosure sale proceeds are accurately credited, charge off approval obtained and processed if applicable, all system balances are 0, and loan removal is processed in MSP.

Monitors and reports conveyance fees offsets, repurchase requests, and monitors for timely resolution. Monitors and reports all GSE compensatory fee and penalty assessments. Oversees research by the department that caused the compensatory fee and losses, coordinates all responses and disputes to the GSE. Assists manager in determining and analyzing trends and strategy recommendations to reduce losses.

I partnered with internal and external parties via in-person meetings, phone calls and emails to resolve escalated or time sensitive collection issues and ensured an ongoing understanding of changes to processes/guidelines and related impacts. Maintained partnerships and facilitated open dialogue.

Coordinated with team members and escalated as appropriate to ensure timely and quality execution of activities to one or more pre/post reo’s, foreclosures area(s), in compliance with applicable guidelines, to minimize reputational impact to Fannie Mae and ensure optimal resolution for business unit and vendor. I participated in process improvement activities by suggesting ways to realize process efficiencies based upon feedback and observations. I assisted in the implementation of new or revised processes and procedures.
