This Battery Park Community Center was challenging not only because of the compound curve condition but also because it was started by another contractor and shut down in 2008 due to the crash, of course we inherited all the problems caused by another company. The survey we had to conduct was intense requiring a large Surface Scan in order to create a smooth curve over a 500 linear foot surface. We were able to achieve this by developing a shimming system to support the stainless steel walkway. Scope:

Manufacture and Install of Architectural Metal and Glass at Exterior Causeway Included: Stainless Steel Walkway, Stainless Steel and Glass Railings, Stainless Steel Cable Rail, (2) Single Stringer Polished Stainless Steel, Staircases with Stair and Hand Rail, Exterior Stainless Steel Cladding, Custom Laminated Glazing and Storefront work.

Description:

The highest Hotel Only building in the Western Hemisphere was a great project excepting the poor quality of the carpentry and the overlooked structural pertaining to a 15’ high x 42’ long Glass wall we were contracted to do. We were able to correct this problem by manufacturing and inserting a Structural Steel support in the wall behind the wall, making it freestanding, a technique which I have used on at least two other projects since.

Scope:

Manufacture and Install of Structural, Architectural Metal and Glass Wall at the Main Entryway/Lobby, Acid Etched, Stainless Steel Cladding over Common Area Elevators, Custom integrated Directional Posts with Audio and LED Indicators and ADA Door Switches and Correctional Aluminum Covers at Curtain Wall Defects.

This project was unique as it’s Exterior and Lobby design was a throw back to the 1920’s with interior Residential Units being modern, many passers by inquired if it was an old building it was so well done. The main challenges were he “Old World” sculpted bronze items in the Lobby and the Custom made Polished Stainless Steel Shower doors and Medicine Cabinets within the units. All the units including the Penthouse were sold before the project was completed.

Scope:

Included Complex Pattern Acid Etched Bronze with Patina Finish Ceiling, integrated with LED Illuminated Light Enclosure with Lumasite Diffusion. A Stainless Steel and Glass Sculpture,Commissioned Project Honoring the 56 Citizens of Hoboken that were lost that fateful day. A challenging project that was an Honor to be chosen to Manufacture and Install. This Difficult application involving Custom Laser Welded I-Beams to Supports the complex combination LED Enclosure and Glass Stands that accommodated the 3” x 9” x 84” high Laminated Glass Pillars. Making the Project even more of a challenge was the fact that the Glass was Manufactured of large Pieces of Pyrex (for its exceptional clarity) in 2007 by a company that burned down shortly thereafter making the Glass actually irreplaceable. SCOPE:

Engineering and Calculations, Shop Drawings and Details, Product Testing including Adhesion, Compatibility, Strength, Endurance and Pull Testing. All testing Recorded at Dow Corning, Dupont and Jaroff Design.

Develop, Manufacture and Install (58) fifty eight individual, Stainless Steel and Glass Monoliths Mounted atop (7) Laser Welded #316, Stainless Steel I-Beams with (2) Pipe Stands per I-Beam. Each Monolith having a combination waterproof LED Enclosure and Stand for the Glass. The over 1000 Stainless Steel Parts for the Sculpture were Finished via Stainless Steel Shot Blasting (a beautiful but touchy finish). Jaroff Design Designed and Manufactured the needed Etching and Passivation System required to keep the Marine Grade Stainless free from Contamination and Clean. Cut, Laminated and Etched the Names and Poems the Unique Pyrex Glass. Oversight of In-House and Outside Vendor, Manufacturing of Scope Items. Project Management Duties.

Description:

Worked directly for the Developers in Tandem with Rockwell to develop the Design Engineering and Calculations for (2) two indoor Structural Steel and Wood Pedestrian Bridges that had a serpentine shape to suggest a figure eight shape. Also Design Engineered and Calculated was a Backlit LED Illuminated Space Age type Hanging Ceiling that consisted of GFRG Relief and over (500) Shaped Aluminum Louvers/Blades. The challenge of this project was the fact that the overhead deck that the ceiling was hung from was actually the floor of a Landscaped Common Area with a Concrete River Bed running over it. This condition creating an unknown sag factor in the deck making the Lateral, Dead Load, Live Load and Deflection a major problem as far Engineering the Hanging Ceiling and Bridge Posts which extended from the Floor to the Ceiling. Jaroff Design was Contracted to Produce the Engineering and Plans in order to get bids for Tishman to build the project which was the Amenity Center for (4) four High Rise Buildings, joining the buildings together underneath the Center Courtyard of the buildings. In the end Jaroff Design also received the Contract to Manufacture and Install the Bridges, Stairs and Ceiling. SCOPE:

Create Construction Documents and Drawings to be released by Rockwell for Tishman to use for Bidding above mentioned project. Design and Engineer Interior Pedestrian Bridges with Half Spiral Stairs from Low Bridge to Floor. Design and Engineer Complex Hanging Ceiling, Hanging from Deck that is used for Ground Level Plaza and Park with Running Concrete Riverbed. Designed and Installed the 75 Embeds used to support (8) eight Support Columns, Bridge Terminations and Hanging GFRG and Aluminum Ceiling, including Drywall Over Ceiling used to Bounce Indirect Light. Value Engineered Hanging Ceiling System.

Created Schedule and Timeline for all Manufacturing and Installations for the many trades involved.. Saved a substantial amount of Money by deciding to use Boat Builder for the Wood Cladding at the Bridges.

This Storefront overhaul for Christian Liaigre the world famous French Furniture designer and manufacturer was built to house and enhance the very expensive and trendy one off pieces he creates. Demanding nothing short of perfection, as with his furniture this project demanded 110% attention to meet the not just the expected Quality Standard but also intense Schedules and Deadlines.Demo and Rebuild Entire first (2) two Stories, Storefront at 102 Madison Ave. Beneath the Exterior of this project project it’s what you don’t see that took about 60% of the time to complete. Saved Time and Money by Developing a simple Box Beam and Column, Structural System to supported the Glass, 2’ high Black Granite Base and 3’ high Composite Aluminum, Sign Band and Signage Above the Glass. Scope:

Demolish 180’ long x 18’ high of existing Storefront. Supervise, Manufacture, Layout and Installation of Structural Steel System. Provide and Install Curtain Wall Framing and Backing for Stone, Glass, Sign Band, and Signage. All related / required waterproofing and fireproofing for the above Scope. Break-out and Estimated Scope of Work.
