1991 – 2002 INNOVATIVE MANAGEMENT, INC. Herndon, VA

CEO/Property Manager

Established commercial real estate firm, market services, provide property management for Center for Innovative Technology (CIT) and various other properties. Started up the office tenant construction division, which did $5 million in work between 1999- 2001. As property manager performed oversight of subcontractors and vendors, create/supervise preventive maintenance programs, (won energy conservation awards at CIT), create/implement budgets for operations and major capital improvements. Sold firm to enable me to concentrate on construction.

Senior Property Manager – Start up and manage 150,000 SF facility in Herndon, Virginia – Center for Innovative Technology.

1985 – 1988 BARRICK PROPERTY MANAGEMENT New Haven, CT

Senior Property Manager – Performed Due Diligence reports for property acquisitions; through aggressive management, converted the financial performance of two shopping centers and one office building from a negative to a positive cash flow; retained three new local management firms to improve the performance of properties suffering from weak management; was involved in direct lease negotiations with all major tenants, and made quarterly site visits for market analysis. Implemented and supervised major capital improvements to enhance property values.

Property Managed: 8 Shopping Centers – 809,000 SF, 2 Office Buildings – 130,000 SF, 2 Residential Complexes – 354 Units. Properties located in DE, FL, GA, NY, OH, TX, CA and TN.
