Crocker Partners Property Management, LLC Fort Lauderdale, FL July 2014 – May 2018 Senior Property Manager
Responsible for the daily operations of a 28 floor, high rise Class A office tower in the downtown Fort Lauderdale CBD. Duties included all aspects of financial management, and adherence to the annual operating and capital budget. A major part of my contribution to the asset was construction management, including soliciting of RFP’s, bidding, management and delivery of finished construction of all tenant and capital building improvements in accordance with budget and lease parameters and completion on schedule, as established by the Annual Operating Budget and project requirements. Key Contributions:
Along with our team of leasing professionals, increased occupancy from 68% to 89% over the previous three years as a result of the cosmetic and operational improvements performed.
Over the past three years in this position, successfully prepared and issued RFP’s, solicited and analyzed construction bids and negotiated AIA construction documents / contracts for over 100,000 square feet of new improvements totaling over $5,000,000 in tenant and building capital improvements. The renovations contributed to the successful increase in occupancy and placed the property in direct competition with properties which are 15 – 20 years newer.
Performed due diligence for the re-capitalization of the ownership of the property. The 50% partner in the asset was sold to a new investor who provided additional capital for the redevelopment plans for the project.
Worked with project architects to develop plans for the scheduled interior/exterior renovations which relocated the main entry of the property from the west to the east exposure of the building along with creating over 6,000 S.F. of new retail space.
Tricony Management, LLC Fort Lauderdale, FL 2005 - 2014 General Manager
Responsible for the daily operations and strategic planning of four Class “A” Office properties totaling over 620,000 rentable square feet along with enclosed parking structures of over 1 million square feet located in Cypress Creek sub-market of Fort Lauderdale. Planned and managed projects including tenant improvements, building renovations, and capital improvements.
Key Contributions:
Successfully solicited, analyzed, negotiated, and executed construction contracts for over 450,000 square feet of tenant and building capital improvements.
Reduced operating expenses by utilizing network of service providers and aggressive, periodic solicitation of all service contracts. These actions resulted in the reduction of operating expenses over a five year period of over $3.00 per square foot.
Prepared Requests for Proposals (RFP’s) for construction projects (capital improvements and tenant build outs), analyzed bids and through thorough analysis awarded contracts based upon Landlord’s criteria.
Played a major role in the due diligence process and acquisition and disposition of four Class “A” office properties.
Bill and collect over $9M in monthly rents and operating expense escalations in accordance with the provisions of many different lease agreements.
Urban America, LP Miami, FL 2001 - 2005
Senior Property Manager
Held accountable for managing largest open air regional mall in Dade County, Northside Shopping Center, which was constructed in the late 1950's and purchased by Urban America. Planned and coordinated renovations and the re-development of the project, in conjunction, with a countywide effort to focus on economically challenged areas.
Key Accomplishments: Managed all capital construction improvements and tenant construction projects while directly supervising staff of 8 maintenance engineers, assistant manager, and administrative assistant.
Held title of President of Merchant’s Association and worked with our promotions company to create events to increase retail traffic considering input from all merchants, Landlord and management.
Developed and implemented a strategic financial plan and related operational budget to generate more traffic in the shopping center by working with local city officials and tenants. Trammell Crow Company Fort Lauderdale, FL 1997 - 2000 Senior Property Manager
Managed over 1.2 million square feet of diverse commercial properties, including Class “A” office, warehouse, flex space, and retail for institutional owners.
