ACHIEVEMENTS
General Contracting/Project Management
Ran performance contract for the county of Lebanon, PA; overseeing several office buildings and a prison. Assisted with additional performance contracts for the City of Ft. Lauderdale and Port of Miami. Managed a $10.7 MM project, for the Harrisburg Housing Authority. Responsibilities included reviewing contracts, drawings and scopes to oversee the last ten months of the energy procurement portion of a three phase construction project as the prime contractor. Assisted to develop two new energy saving projects with the Corps of Engineers in Pittsburgh, PA and Arlington, VA. Help to commission Controls on a tenant retrofit in San Francisco, CA.
Directed electrical and mechanical energy saving construction contracts for clients of a Houston based energy services company. Reviewed project scope, assigned project managers, approved site visits and bid responses, contracted services, analyzed work-in-progress, and advised staff on project issues. During a three year period reviewed 300 projects and completed 80 new projects generating over $54 million in revenues while exceeding corporate goals and contribution objectives.
Organized and directed the turnaround of two major multifamily redevelopment projects for an Atlanta, Georgia based family owned construction company. Reviewed contract specifications and drawings, met with project superintendents to discuss construction issues, resolved labor and material issues, issued change orders, and negotiated payments with subcontractors, and managed account relations. Completed both redevelopment contracts on schedule -generating $20.2 million in revenues.
Managed performance on three general constructions Job Order Contracts (JOC) simultaneously for the Southeast regional office of a Georgia based government contractor. Arranged meetings to define projects and scope of work, prepared and negotiated pricing proposals, hired subcontractors, organized project teams, inspected completed work, and managed account relations. During the first year directed the successful completion of projects in Atlanta and Albany, Georgia and Commack, N.Y generating $21 million in revenues and leading to follow on contracts completed in subsequent years.
Led completion of military and government general construction Job Order Contracts for Texas and Maryland based government contractors. Reviewed contract specifications, arranged meetings to define projects and scope of work, prepared and negotiated pricing proposals, hired project managers and superintendents, structured management control reports, conducted weekly review meetings, inspected completed projects, and managed accounts relations. During a two year period completed JOC construction, alteration, repair, and maintenance contracts in Atlanta for the Fulton County Authority, Fort Gillem, Fort McPherson, and MARTA.
Managed HVAC, plumbing, and fire protection construction projects for a family owned Atlanta based construction firm. Reviewed industry periodicals, planned and developed alliances with industry professionals, planned and submitted subcontract pricing, and collaborated in completing projects on schedule. Employed a permanent staff of 30 unionized employees completing $8 to $10 million in contracts profitably each year.
Business Development/Account Management
Led the technical project team in preparing electrical and mechanical energy savings construction bid proposals for prospective clients of a Georgia based energy services company. Collaborated on market strategy, conducted industrial site visits, defined energy saving projects, organized and led solution development teams and subcontractors, developed bid proposals, negotiated contracts, and provided quality control of completed work. Collaborated on teams creating $20 million in project revenues from clients such as General Cable, Kendell Healthcare, Owens-Corning, Quebecor World Color, Simon Properties, and Weston Hotels.
Developed industry alliances creating mechanical construction subcontractor bid opportunities for a family owned Atlanta based construction firm. Analyzed past business contractors and equipment manufacturers, defined business alliances and agreements, and submitted competitive pricing in mechanical construction. During a five year period won eight to ten projects annually generating up to $10 million in annual revenues and exceeding 18% in contribution annually.
Organized and developed teams of engineers and contractors creating energy saving proposals for a Georgia based energy services company. Collaborated with corporate and sales staff on market strategy, assigned project managers providing technical assistance in site sales presentations, conducted site visits, managed development of pricing proposals, designed contingency strategies, and monitored projects through completion. Won electrical and mechanical contracts to improve power factor, lighting upgrades, replacement of boilers and chillers, building cooling towers, installing stack economizers and piping distribution systems, and upgrades of compressed air storage systems.
Negotiated a follow-on one year JOC contract with the Metropolitan Atlanta Rail Transit Authority (MARTA). Compiled project performance data, analyzed project requirements, submitted JOC contract proposal, and justified increase in project revenues. Negotiated an increase from $2.7 million to $5 million for the new contract year.
Ran a family run market surround by Atlanta Housing Authority projects by developing community relationships and hiring locals to run a successful full-line supermarket. Employed over 50 individuals to handle produce and a meet market and raised revenues from $80,000 to $250,000 on an average weekly basis.
Consulting/Problem Solving
Provided consulting services to an Alabama based mechanical contracting firm as an independent consultant. Conducted sales calls, identified project opportunity, analyzed contractual requirements, negotiated project scope, and served as an interim mechanical construction project manager. Completed four projects in an eight week period including mechanical contracts for North Springs High School, two auto strip centers, and one office park.
Contracted as a consultant to serve as an interim project manager installing a new extrusion production process at the Lucent Technology plant in Atlanta. Defined the scope of the project, established a system to record change orders, analyzed existing contract pricing, and developed quotes from subcontractors. Over a 90 day period assisted the project manager in developing the data required to increase the mechanical contract from $2.2 million to $4.7 million.
Performed a consulting contract assisting an Atlanta general/mechanical subcontractor in design and installation of a sanitary waste holding system at Dobbins Air Force base. Defined scope of engagement, reviewed design and specifications, negotiated subcontracts, collaborated with superintendent on site elevations, and provided inspection of completed subcontract work. A five million gallon catch basin was built meeting the regulatory code of Cobb County, Georgia.
