Duties & Responsibilities

Project Director/General Manager – Project

General Management for the Project Management of the project and is responsible for the Quality and Quantity of the project, which includes Pre & Post Contract Design reviews, Tendering Contract Administration and Supervision. Managing and directing various project Managers, Pre & Post Contract Architects, MEP and other consultants both in house and external. Liaise and co-ordinate with the client, various disciplines and authorities by acting as a single point of contact in the project. Chair various meetings such as Progress, Design Review, Technical and Tender Review etc. Verify, Certify and make payment to Contractor’s claims. Invite tender and issue tender documents to the contractors, review the completed tenders and recommend the contractor to the client.

Project Manager/Resident Architect/Resient Engineer- Post Contract

Job Manager, as a single point of contact, for the Post contract supervision & Project Management of the project including Contract Administration and is responsible for the Quality and Quantity of the project. Approval of various documents, components required for the execution of the work as well as the variations from the original scheme. Certify the claims by the contractor for payments. Selection, approval, and if required, suggest the change of the materials. Review and approve the subcontractors, suppliers, third party agencies and the materials submitted by the contractors. Review & ensure all the materials, works are complying with the contract documents. Non-conformities are recorded and reports issued for rectification. Recommendations and reviews for commercial aspects for the final approval of the client. Responsible for Liaison and co-ordination with the client/client’s representative, Contractors, other disciplines and authorities. Chair various meetings such as progress meetings, design review meetings, and other technical meetings. Lead & Direct a group of site staff distribute work for them and supervise their activities in order to achieve the project goals.

Proj. Manager/Lead Architect (Both Pre & Post Contract)

Project Manager for the supervision of the projects at the execution stage as well as at the pre contract stages of the project. The Co-ordination of the project with the Architects and others involved in the project in addition to liaison and co-ordination with various disciplines and authorities required Select right materials to use in the project. Co-ordinate with the Clients, Project Managers and others involved in both pre-contract and post contract phases of the project. Co-ordinate with the Clients, Project Managers and others involved in the process of the preparation of pre-contract documents such as Drawings, Specifications, Project contracts and the compilations of these documents including BOQ. Invite tender and issue tender documents to the contractors, review the completed tenders and recommend the contractor to the client.

Senior Proj. Architect/Project Architect/Senior Architect – Pre contract

Liaison and co-ordination with various disciplines and authorities required for the completion of the project. Select right materials to use in the project. Architect – Pre contract

The entire pre-contract planning process of the projects, the preparation and compilation of contract documents for the project. Direct and co-ordinate various activities and the people involved in the project planning. Liaison and co-ordination with various disciplines and authorities required, in the planning of the project, selection of the right materials and attending various meetings. Periodical site supervisions to ensure that the project progress as per the project design and specification and advice the site team accordingly.

Assistant Architect – Pre contract

Assist the Architects in the entire pre-contract planning process of the projects from pre-planning stage up to the completion of projects, including periodic Site Inspections.

Residential Developments; The project consists of 3 large residential townships for United Developers Limited, which is a subsidiary of Rwandan Social Security Board (RSSB).
