LaQuinta Hotel - Pre-K School - Retail Bldg Houston, Texas SteelBrilliant Development

Role: Project Manager / Superintendent Mar 2017

Project Scope: 4 story - 96 guest rooms, with extensive building pad work as the site was an old swamp / pond area. Excavated to 16' and replaced with compacted select fill.

Project was situated behind a retail building, and required extensive electrical, and water easements to accommodate both buildings. Hotel had an exterior swimming pool, with associated fencing, cool decks, and equipment room. I found myself being in PM and Superintendent role simultaneously, and supervised the hotel, the retail building, and the school project as well. Total value of these projects: $13m

TownePlace Suites Hotel – Fort Worth, Texas Hillcrest Development

Role: Estimator Sept 2016

Project Scope: 4 story – 96 guest rooms, swimming pool and extensive common area on 1st floor. It incorporates a mixture of structural steel and wood framing. Rearrangements in company personnel necessitated my running this project as a superintendent, as the Owner required an immediate hire for site supervision and start. I took over the estimating of the budget and compiled a budget of $6.5m. Project eventually was not awarded.

TownePlace Suites & Fairfield Inn Hotels – Schaumburg, IL Hillcrest Development

Role: Project Manager / Estimator Dec 2015

Project Scope: Project was a $19.0m project consisted of two 5 story hotel buildings with a common area built between the two hotels. Common area had a large meeting room, swimming pool, and exercise room. I was hired midway into the job and took over a project that was headed for bankruptcy. I instituted a no change order policy for 60 days to get a handle on the budget. I managed to get the project moving again, and managed to bring the budget back under control showing a profit.

Emergency Medical Clinic – Dripping Springs, Texas Lockard Construction

Role: Superintendent Feb 2015

Project Scope: A $5.0m – 12,500 sq ft walk-in medical facility located on small building site and managed tight staging and sequencing issues. RFI & numerous shop dwgs were produced to alleviate existing utilities that were not previously documented. Project consisted of engineered slab on grade, structural steel, metal stud, EFIS, and TPO roof system. There was full Cat-Scan and X-ray machines designed into the project. Project had a 22’ clear-story ceiling in nurse’s station room. 2 full exam rooms, and 5 patient rooms. I obtained C of O within 7 months of construction during an extreme rainy season.

Dollar General Store - Retail - Desoto, Texas 7B Building & Development

Role: Superintendent Apr 2014

Project Scope: Was retained for this project for supplemental supervision as project was behind schedule and was built out of sequence. Unfinished site work and needed concrete work was in disarray and with building erected and in place prevented any easy solutions for continued site work. I managed to work a plan of action within very tight areas to install a 300 lf concrete retaining wall and relocated installed piping and redesigned landscaping to accommodate new design. I produced intricate shop drawings and got approvals from engineering and City of Desoto, Texas. I finished the remaining portion of all interior finishes, storefront, masonry, and large retention pond with concrete drainage and overflow items. I wrapped up this portion of work in 65 days with clean C of O from City of Desoto, Texas.

Holiday Inn Express – 75 Guest Units – San Antonio, Texas Patriot Construction

Role: Project Superintendent Nov 2013

Project Scope: Assumed total control of this 58k sq ft 3 story hotel in South of San Antonio from initial layout to out of ground with all aspects of erecting this property. I single handedly supervised all subs and interfaced the project needs with suppliers, to achieve a record time of concrete foundation, framing, Roofing, and MEP installations.

Family Dollar Store - Retail - San Antonio, Texas Hutton Construction Role: Superintendent Mar 2012

Project Scope: Assisted excavation sub with line and grade efforts to achieve a 12’ hillside cut to grade. Project consisted of 9,500 sq ft pre-engineered steel building with masonry façade. New prototype design with 45 deg store front entry at corner of building. 6 roof top HVAC and freezer units on roof. Utilized extensive underground storm water retention and runoff filter system (8,000 sq ft) under parking lot. Project required extensive RFI process to achieve noted engineering. Produced C of O at 140 day point.

La Quinta Hotel – 65 Guest Units – Missouri City, Texas D & B Construction

Role: Project Superintendent Jul 2010

Project Scope: A very tight and small land area that received a 14,500 SF footprint, with associated parking, sidewalks, and an 9,000 SF underground totally enclosed concrete retention pond that was designed for the dual role of not only receiving the impervious runoff from the site, but was instrumental in controlling a problem flood area for the City of Missouri City as well. The site had a lift station, numerous drainage inlets. Plan incorporated an indoor swimming pool.

Role: Project Manager / Superintendent

Project Scope: Total of approx 195,000 sq ft, 3 & 4 story wood framed hotels with simultaneous construction of all three projects. Supervised all site work, slab on grade, extensive array of drainage, water, electrical and fire line piping. Performed all onsite Project Management and Superintendent roles, with close association of architects, engineers, and code authorities. Responsible for team building, and all office admin procedures, with estimating, RFI’s, and submittals. Combined project budget of $18.0m

Best Western Hotel – 55 Guest Units – San Antonio, Texas Stout Construction

Role: Project Superintendent Feb 2007

Project Scope: 47,000 sq ft out of ground hotel project. Personally performed all site work, line and grade, monitored testing densities, compactions, all machine work personally performed. Supervised project throughout all structural, exterior and interior finishes, and FFE to complete finish. Budget of $3.6m

Tenant Finish Out – High Rise Office – San Antonio, Texas Crocker & Reynolds

Role: Project Manager / Sales Mar 2006

Project Scope: New startup of local San Antonio office with task of beginning high rise office finish-out presence in the local market. Assumed responsibility for contract negotiations, all office procedures, procurement of contacts for new business, responsible for all bidding and estimating routines, assisted bookkeeper/secretary with receivables, and payables. Secured all vendors, created and maintained project schedules. Supervised 2 field superintendents. Office had receivables of $6.0m in first 6 months of operations.

Dietetics Facility – VA Medical Center - Tuscaloosa, Alabama Hammer Construction

Role: Project Superintendent QC / Assistant Project Manager Aug 2005

Project Scope: 15,000 sq ft out-of-ground building with extensive concrete spread footers and grade beams. Incorporated CMU construction with a brick façade. Roof consisted of light gauge steel trusses with a Loadmaster roof system. Facility had 6,000 sq ft of walk-in coolers and freezers, and a cooling tower. Project safety officer, QC manager, compiled extensive submittal request, wrote RFI request for government oversight. Maintained job labor log. OSHA 30 hour safety certificate. $4.0M Budget

Assisted Living Center – Fisher County Hospital – Rotan, Texas Embree Construction

Role: Project Superintendent

Project Scope: 11,000 square foot stand alone single floor assisted living facility adjacent to Fisher County Hospital, Rotan, Texas. Slab on grade, wood frame, interior finish, commercial kitchen, nurse call system. Total budget of $1.2 M.

Holiday Inn Express & Suites - 70 Guest Units – Austin, Texas EBCO Construction

Role: Project Superintendent

Project Scope: 60,000 square foot – 3 story hotel, wood frame, masonry, EFIS, two elevators, swimming pool, extensive FFE. Project located within environmentally sensitive recharge zone, and incorporated an extensive retention area. Total project budget of $5.0 M.

Industrial Park – 78 acre private development – Kyle, Texas Sanders Development

Role: Project Manager – Development Manager

Project Scope: Private development with light industrial stand alone warehouses and office sites. I assisted with design which incorporated a retail section, 100 unit RV park with all curbed streets, underground utilities. Designed the project budget, created request for electrical and drainage easement changes, supervised sub-grade materials testing, interacted with civil engineer for layout of lots, wrote restrictive covenants for project, interacted with city for entitlements. Performed all due diligence. Project development budget: $7.0M

Aircraft Hangers – City of Georgetown – Georgetown, Texas Bonnet Construction

Role: Project Superintendent

Project Scope: 3 separate hanger buildings 455 x 70’ totaling 95,550 sq ft. Required 2:00am pours to achieve need concrete placing as project was began during summer months. Project was pre-engineered steel and incorporated 65 hanger units with electric overhead aircraft doors. $2.5M budget.

Project Scope: Pre-Engineered steel building 100k sq ft with 24’ eve height. Private project for a corrugated box manufacturing company. $3.5 M Budget.

Airport Terminal Building – City of Granbury – Granbury, Texas Bonnet Construction Role: Project Superintendent

Project Scope: Pre-engineered steel building, with vented kitchen, lounge area, and numerous offices. Project incorporated a roof edge porch with C-130 props as roof post. An extensive glass store front and window walls up two sides of a tower, and installed a remote weather reporting system. $0.55M Budget
