verbally and by written reports to investors regarding property goals, marketing efforts, and

P roperty owners included small independent investors, pension funds, independent developers, and
banks. Properties ranged from Class A lease-ups to distressed properties in need of capital
i mprovements and repositioning.
Accomplishments
• Oversaw $6,000 per unit renovation on a 120-unit property in Gulfport, Florida that
repositioned the asset obtaining $120 per month per unit.
• Increased occupancy of struggling 180-unit high- rise in Nashville, TN. from a previous high of
81% to 95%, allowing for permanent financing.

Opened a satellite management office for Mid-Atlantic operations with overall profit and loss
responsibility for six properties with over 2,000 u nits. Successfully directed the simultaneous lease
up in an eighteen month period of four new development communities comprised of 1,088
units. Produced budgets, proformas, and projections for all communities.

• Increased leasing activity during a three-month period by over 100 rentals through an
i nnovative, high profile portfolio-wide leasing promotion.
• Completed the lease-up of a 188-unit second phase in less than five months without sacrificing
