The surety hired me to identify the work completed prior to the shut down of the project in late July by the FAA due to a lack of funding and the subsequent default by Cobalt Contractors when they declared bankruptcy after one of the partners left with a significant portion of the proceeds.

Specifically hired to manage and complete projects on time and under budget. Served as a key player in conducting estimates and negotiating with the owner`s representatives to acquire projects. Worked directly with the owner and professional staff to determine the project requirements and review progress. Supervised up to 20 employees, monitoring progress, and ensuring high levels of performance and productivity. Oversaw all critical building stages including design and preconstruction activities and maintained excellent client relations. Prepared monthly contract payment requests, assembled and signed change order documents for subcontractors, and tracked company`s change orders, owner`s request for change (PCR), and contract modifications.

* Senior Project Manager for $12M Tennant Improvement (TI) of high-security FAA Facility in Palmdale, CA; negotiated approximately $400K in change orders during first phase of project and 1.2 M in changes during second phase. Scope of responsibility entails asbestos and lead abatement, structural steel earthquake improvements, MPE upgrades, TI build out of 22K sq. ft. of office space, and replacement of facility`s roof.
