19982005: East Bay Community Dev. Corp. Bristol, RIChief Financial Officer/Housing/Project Development Director
Developed accounting procedures, created financial systems and processes resulting in the corporations first audit for the without material findings. Developed a tax credit program that brought over $500,000 to low-income families in the community. Wrote grant applications resulting in over ten million dollars in project funds to the nonprofit. Streamlined procedures resulting in a higher rate of return than the companys tax credit investors expected. Worked on development projects, writing grants, securing mortgages, overseeing construction and rehab as well. Worked in conjunction with the Executive Director to get a 92 unit Assisted Living project built and rented up.
In my position at East Bay CDC, a non profit affordable housing agency, monthly billings for services were an important part of the Assisted and Senior Living Facilities I managed. Tenant billings were unique every month based on services received. These things had to be tracked and invoiced to, the tenant, family or state agency responsible. Adding to the fun was that every one of these 250 tenants has their own individual lease with specific terms based on their financial situation.
Developed the system to ensure that tenants were being billed correctly as well as implemented the procedures necessary to track the information that was to be billed for. This is an area I am very comfortable with. In addition, by working directly with the treasurer of the state of RI I managed to get our state payments on a net 30-day basis vs. the net 90 days that they were initially paying on.
In addition, I am a licensed Assisted Living Director in the State of RI and a member of RI Assisted Living Association and as such have many contacts in the Assisted Living industry in RI, many of which subcontract their food services.

Summarize and present all financial information to the Board of Directors on a monthly basis.
