ECI Development, Ltd. Is a Central America real estate holding and development company based in Belize with

corporation headquarter in Managua, Nicaragua.

The company owns Gran Pacifica Resorts’ in Nicaragua, which is a land holding of 2500

acres with 3 miles of beach front.

Gran Pacifica Beach and Golf Resort, S.A a Nicaragua major International Hotel and

Golf development and management company.

Gran Caribbean Development, S.A a Costa Rican land development company with 1100 acres

and 1 miles of beach front.

Grand Baymen Beach Club, Ltd, two properties located in the heart of San Pedro totaling over

7 prime developable acres.

New World Construction Company, S.A a Nicaragua home construction company.

Pacifica Concierge Service, S.A, a Nicaragua full Service Company.

San Diego Telecom, S.A, the internet and cable television Service for Gran Pacifica Resort.

Tampa Bay and Orlando area.

• Design, construction financing, marketing, sales and supervision of construction.

• Liaison with Owners, Interior Designers, Architects and Engineers.

• Competitive bidding subcontractors, purchase contracts, cost control, scheduling documents.

• Custom Estate Homes from 3,000 sq. ft. to 35,000 sq. ft.

• Commercial - Designed and constructed four food markets for Choice Food Mart.

1984 - 1986 First City Properties, Beverly Hills, California Senior Vice President

Directed three building divisions, apartment construction division plus land division,

which included acquisition, master planning and development.

• Managed full P&L/annual business plan for $300 million operation in California, Arizona & Nevada

• Installed organization and systems infrastructure to manage the size and rapid growth of the business and the

needs of the multi-division company.

• Development process for residential projects, viability, land acquisition, design, construction and permanent

financing, marketing, sales and supervision of construction management.

• Developed and delivered an extensive in-depth internal sales training program which resulted in increased product

knowledge and selling strategies for all new sales persons. Apartment division built 600 units per year. Units

built under purchase agreement for REIT group. Acquisition, entitlement and master planned more than

10,000 acres in and around Los Angeles.

1982 - 1984 KB Home, Los Angeles, California Southern CA Division President

• Managed a $250 million per year division with 1,500 annual closings in Los Angeles/San Diego.

• Directed development and implementation of new product line with new marketing strategy.

• Developed and implemented programs to strengthen the effectiveness of Division management, sales, marketing

and customer service organizations.

1978 – 1982 U. S. Home Corporation, Clearwater, Florida Division President Highland

Built retirement communities in Florida-condominium, mid-rise, single family

and attached units.

• Directed day to day supervision of homebuilding projects and regions within the Division.

1976 – 1978 Centex Homes of Florida, Miami, Florida President and Chief Operating Officer

Transferred to Centex Homes’ largest division as it was not growing as projected in a good market.

• Improved division profitability via reductions in expenses and effective marketing strategy
