Senior Project Manager; Primary responsibilities include
managing all design and construction
aspects of a large residential community development,
called Liberty Harbor. The project of
over 200 acres, included 1,500 condominium units and 250
single-family homes, was projected to
receive over $1 Billion in revenue over the 10-year build-
out. Experiences included extensive
foreign materials importing, design-build project delivery
of condominiums, an 1,100 slip
marina, and amenity centers. Project was delayed
indefinitely due to lack of financing.
11/04 - 4/07 WCI Communities, Inc., St. Augustine, FL
Construction Manager; Primary responsibility as onsite Developer's
representative for a 2-
building, 100-Unit condominium tower at Jacksonville Beach, Florida
named Costa Verano.
Various reporting responsibilities as being the only WCI employee
onsite, so therefore,
communication with the WCI Corporate Office in Naples, Florida, as well
as, the local satellite
office in St. Augustine, Florida. Management responsibilities include
managing the contractor,
the design team, as well as the interface to the local municipalities
including permitting,
inspections and utilities. Management role to all sides of the
construction contract where
searching, researching, finding and disseminating the needed
information for that subject. Attend
all design and construction meetings, solving design and construction
details. Coordinate the
location of all fixtures, details and appliances as it pertains to
perfecting the design of that
individual unit. Review, adjust, and approve each monthly contractor's
pay application.
Responsible for answering all Requests for Information as it pertains
to the developer.
Responsible for ensuring that the contractor follows all safety laws
as well as maintaining a clean
jobsite. Review of the contractor's progress schedule, while making
suggestions as assistance to
ensure the project meets its deadline. Review, approve, decline, or
make recommendations to all
proposed change orders sent from the contractor. Review of all
contractor's submittals
concurrently with the design team's review to ensure that the developer
is receiving all materials
per the contract documents. Bid and award developer's FF&E scopes
including hardscape,
landscape, audio-visual equipment, and exercise equipment. Manage the
contractor's upgrade
program where the Homeowners select and pay for their individual
upgrades. Responsible for
managing the developer's punchlist process with review of every
completed Unit of the
community. Responsible for training and coordinating with the
community's onsite management
service. Responsible for meeting Homeowners after their closing date
to work out warranty
issues, as well as questions.
2/06 - 5/06 Project Manager; Responsibilities included managing the
reporting procedures as the
Project Manger while staffing transitions were taking place for Costa
Verano. Specifically,
processed invoices, managed the contracts of all consultants, and met
with the design team. Met
with several Homeowners to negotiate issues with the contractor's
upgrade program. Managed
the contractor's pay application as it was processed through WCI
Accounting for payment.
Briefly modified the project performa to reflect the current
expenditures and revenues for that
individual reporting period. Assisted in the training of the newly
hired Project Manager upon the
hiring of that position.
