starters, controls, dampers, electric, vibrations, air sensors, pulleys, bearings, belts, valves & leaks)
• Operated, maintained Four 1,400,000 BTU Mighty Therm hot water heaters with 3,000 gallon storage tank
• Operated, maintained 33 air handlers 2 pipe & 4 Pipe (Yorks, Carriers, International Environmental 3 tons – 100
tons with DDC, pneumatic controls) Also 30 FPB’s 277v-480v 3 phase, 80 VAV’s in tenant spaces
• Operated, logged all Life safety system weekly (400 KW Diesel Generator, 2 ATS, 200 hp. fire & jockey pumps,
marina dry system, Edwards fire & audio panels) Replaced all defective smoke detectors, sprinkler heads.
• Roding of all plumbing grease lines, repairs if needed (Ridgid K-50, K-60, K-1500)
• Implemented energy management systems, GREEN to daily operation with engineering staff, contractor (Johnson
Facilator Controls, freq. drives, lighting, temperature controls)
• Handled all repairs, contractors in building with scheduling, shut downs, bidding out for pricing of repairs
(Demolition, constructions, electric, life safety, mechanicals, plumbing, painters, glazers, elevators, crane lifts,
carpet installers, landscaping)
• Pipe freezing to plumbing, HVAC lines to replace or repair defective valves (ball, butterfly, gate) or fittings (1/2”
– 3” with C02 or liquid nitrogen) Also threading or brazing, sweating of pipes (steel & copper)
• Assisted electricians with all hot cuts (480 v, 277 v, 208 volt. 100 AMPS. - 2000 AMPS.)
• Monthly Inventory of all building supplies, Bidding out to vendors for pricing (lighting, plumbing, HVAC,
chemicals, office, electrical, paint, fuel & tools.
• Maintained all security systems (doors, locks, re-pinning of commercial locks, cameras, monitors, alarms)
• First to be called in all emergencies of building operations, tenant complaints at nights, week-ends & holidays
