• Founded retail consulting firm in 2003 to specialize in market research, financial analysis, market planning, leasing strategy, and acquisition underwriting. Employed/managed staff of up to three analysts, plus outside contractors, service providers and data vendors.

• Developed market penetration indexes, performance benchmarks and tactical enhancement plans for 71 centers owned by two REITs. Conducted acquisition underwriting, market research and financial analysis for New York client of malls valued collectively at more than $515 million.

• Authored or directed 50+ research studies and special projects. • Established network of local brokers in 18 targeted markets and negotiated land purchase agreements for six development sites. This included a Boise, ID site, which was assigned for fee to Developers Diversified (subsequently built a 780,000 SF center with Macy’s, Penney, Sports Authority and Edwards Cinema).

• Principal in charge of equity retail research and strategic planning across all investment platforms of Lend Lease. Routinely contributed to Company research publications and presented to institutional clients and pension funds on macroeconomic conditions, industry trends, consumer behavior and asset-specific issues.

• Responsible for managing market planning research department and maintaining performance/reporting benchmarks for 33 retail properties, primarily regional malls and power centers.

• Routinely collaborated with assigned Lend Lease asset managers across several portfolios to enhance delivery of client services with targeted research pertaining to third-party leasing metrics, property budgets, NOI forecasting and acquisitions and dispositions.

• Conduit for market data and research support for equity acquisitions and Argus/Dyna growth rate and underwriting assumptions. Also provided expertise to debt/CMBS investment committees relating to distressed property strategies, retailer credit, work-out strategies, valuation and rent roll analysis.
