Ground Up Commercial Building Construction General Contractor

Opening: Construction Project Manager

Location: Santa Rosa, CA (North Bay Area)

Prestigious design-build ground up Commercial Construction General Contractor actively seeks seasoned and experienced Construction Project Manager to join our Santa Rosa, CA office.

The ideally qualified Construction Project Manager will have considerable Project Management level ground up vertical building construction general contracting experience pertaining to large scale commercial, healthcare, or medical office building projects.

The ideal Construction Project Manager will be an individual who enjoys working on a team in a fast-paced environment of construction. Our firm offers a family atmosphere, structured work environment, and endless opportunity for professional growth within the company.

As a Construction Project Manager you can expect to work closely with the VP of Construction and Project Executive while performing many of the following responsibilities:

Estimates and bids both self-performed and subcontracted work

Reviews project proposal or plans to determine time frame, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of the project

Establishes and maintains master building schedule in conjunction with Project Superintendents

Negotiates and administers all project contracts

Develops job cost and writes subcontracts and purchase orders.

Prepares budget and financial reporting

Reviews change orders for accuracy

Responsible for contractor ‘s pay requests and invoicing

Reviews and approves all vendor and subcontractor invoices; resolves discrepancies

Reviews status reports prepared by project personnel and modifies schedules or plans as required; prepares project reports for company management, owner or others

Maintain quality assurance and control

Directs and ensures timely completion of project close-out activities

Establishes and maintains relationships with owners, architects, engineers, subcontractors, etc.

Construction Project Manager Job Requirements:

Bachelor’s degree in Construction Management, Engineering, Architecture, Business Administration or equivalent technical training and industry related work experience

LEED Accredited is a plus

Five years of construction project management level experience within the ground up building construction industry

Large scale commercial, healthcare, or medical office building construction project experience

Extensive knowledge of construction methods and materials, costing, scheduling and estimating

Microsoft Office applications: Word, Excel, Project, Outlook

Demonstrated ability to lead people and get results through others

Ability to think ahead and plan projects over a multi-year time span

Problem analysis and problem resolution at both a strategic and functional level

Strong customer orientation

Excellent interpersonal and communication skills

Strong team player
