We entered high-end lake home construction industry at the climax of real-estate market just before economic down turn.

• At our height company had simulatenous projects totaling $2.3M under construction.

• Was sole salesman, customer service and quality control staff for all our high end lake home projects.

• Project profitability increased 14% to 24% through ongoing construction and systemic efficiencies instituted over four year period.

• We developed “The Good Life Magazine” which reduced our company advertising expenditures for full page advertising from $5000 per page down to $500. Strategy was so successful a larger competitor quickly produced their own magazine.

• Marketing team developed targeted direct mail strategy shifting 100% of our customer lead base from competitive bidding situations to projects where we are the only contractor bidding.

• Drove web page design and implementation that produced $386,000 of entirely internet generated business within 12 months.

• We developed a contractual strategy that corrected customer nonpayment risk by instituting a $15,000 cash back incentive to be paid at project completion if all customer payments were made on time.

• Combined sworn construction statement with customer draw disbursement schedule to provide greater fiscal transparency between customer, bank and our company.

• Grew company from approximate $3M annually to $6M within 2 years.

• Restructured existing management teams which improved efficiencies and morale that led to 7% increase in profitability.

• Project closings went from two weeks after project completion to being instantaneous.

• $2.6M dollar residential development project.

• Management teams exceeded budget and time expectations on each phase of the project as we coordinated all aspects of land acquisition, annexation, finance, plat approval & hard shell recording, road and park construction and marketing of development.

• Negotiated very complex terms with a variety of governmental departments, Brainerd elected officials, planning and engineering staff.

• Achieved positive public support from neighborhood residents and City officials by calling meetings with neighbors, officials and staff designed to develop interest and mitigate negative environmental sentiment.

• Behind the scenes preparation, education and negotiations was so thoroughly executed that annexation process was approved having only spoken seven words publicly through three City council meetings and one of which included a public hearing.
