I worked on the following projects for this company from start to finish:

1. The Mansions at Delmar: Delmar, New York

An 18 million dollar site of 28 acres and 250 apartments. I helped Supervise the General Contractor and was the go-to person between Albany Partners and the General Contractor. The project was completed after 2years, and at that point, I stayed employed as “Director of Maintenance”.

2. The Mansions at Tech Park: North Greenbush, New York

A 32 million dollar site of 40 acres and 650 apartments. I again was the go-to person between Albany Partners and the General Contractor. I was on the project from ground breaking until the C.O. was delivered for the last building. When the project was completed, I took over as “Superintendent” of the property; overseeing daily maintenance of all units.

3. The Reserve at Glenville: Glenville, New York

An 18 million dollar site with 235 units. I was the Superintendent of the project; overseeing the daily build out of project.

4. Steeple Chase at Malta: Malta, New York

A. An 18 million dollar project. I was the Superintendent of the project for the build of 250 units.

B. A 190 acre Nature Park was built on this site that I also had to oversee.

* It had installed bridges, paths, bathrooms, and 2 large ponds maintained with aerators and fountains.

5. Ellsworth Commons: Malta, New York

A 52 million dollar multiuse complex of 360 units and 70,000 square feet of commercial space. I was Superintendent on this site from the ground up.

DAILY FUNCTIONS OF MY JOB ROLE AS A SUPERINTENDENT:

1. Oversee an in-house staff of laborers.

2. In charge of all in-house equipment, offices, vehicles, and machinery.

3. Daily Logs.

4. Man Counts.

5. Safety and Safety Reports; in case of any injuries.

6. Ran Project Meetings on a weekly basis.

7. In charge of all deliveries and staging areas for materials.

8. In charge of all weather issues:

A. Covering all materials.

B. Sealing off openings throughout buildings

C. All winter conditions:

(heat, ventilation, & lighting issues.)

9. Framing and truss inspections with other superintendents, including:

(sheet rock, painting, plumbing, HVAC, carpet, flooring, and appliances.)

This job description changed on a daily basis. Whatever the project need for that day was, myself, along with my staff members took on the task. When working in the Northeast, a job can change immensely in a 24 hour period.

1997-2000: Cambridge Management

The Landings Apartments: Clifton Park, New York

A 16 million dollar project, with a build out of 250 apartments. I was the go-to person between Cambridge Management and the General Contractor during the construction.

1. I was the punch out person for the company.

2. I stayed on for Superintendent job with the company.

3. I was head of all maintenance on the property.

1992-1997: Halsted Communication: Malta, New York

Installation of cable equipment, satellite dishes, rebuild of cable lines, apartment pre-wires, line construction, and technical service.

1986-1992: Cambridge Mass Management

1. Arbor Hill Apartments; Johnstown, Rhode Island

A. Superintendent of 390 apartments.

2. The Mill at Exeter; Exeter, New Hampshire

A. Superintendent of 450 apartments.

B. In charge of a 5 million dollar rebuild of apartments.

CERTIFICATIONS:

1. OSHA (Occupational Safety and Health Administration)

A. October 26, 2010; I completed a 10-hr. course in Construction Safety and Health.

2. Safety Training for Operators of Rough Terrain Forklifts and Lull Driver.

A. April 1, 2010; Completion of course.

3. HILTI Qualified Operator - Powder Actuated Tools.

A. August 3, 2010; Received training in the operation of powder operated tools manufactured by DX 460, and DX A40/DX A41.
