As the Development Manager/Construction Manager I was responsible for everything from parcel purchase to finished product sale of commercial and land development projects. My responsibilities included site analysis and selection; research of governmental conditions; preparation of financial packages and feasibility studies including development pro formas and cash flows; architectural and engineering design critique; governmental processing, including all entitlements and approvals; direction of marketing efforts including business development and brokerage relationships; lease negotiations and coordination of tenant improvements; permanent and construction loan packaging; coordination and interface with asset and property management.
I was also the Construction Project Manager on many of the projects. I performed many duties including primary contract negotiation; preliminary budgets, quantity surveys, value engineering, estimating and bidding; cost control, preparation and maintenance of budgets; subcontract negotiation and contracting; scheduling; site, building and tenant improvement coordination.
