Refinery Projects

Designed, wrote specifications, obtained quotes and bids, evaluated proposals, purchased equipment and contracts, increased asphalt flow with new high efficiency screw pumps and larger pipe line to lessen time for barge loading which decreased demurrage charges, improved truck loading of AC 20 asphalt, installed various fire protection systems, water mains, diesel pumps, water sprinklers, foam systems, which reduced company’s insurance.

Facilities Engineering

Set up the engineering, purchasing, and contracting standards for US Realty, Developed purchase order forms, field order forms, change order forms, contracts, etc. Developed Facilities Information System on computer system for all properties which consisted of electronic and paper files of documents, contracts, bids, purchase orders, photos, and specifications. Saved time and resources when questions or new projects came up on the various properties.

Schools

Project Managed Modular School Classrooms Project by coordinating work with contractors and state inspectors from delivery of units, installation, and construction, to turn over to various school systems in New Jersey on time. Projects were not authorized until July and needed to be ready by beginning of September.

Demolition

During a demolition project additional asbestos was discovered in an area that the environmental company should have found and including in their report. Environmental company agreed and paid for asbestos removal which saved developer additional costs.

Site Layout

While reviewing site plan for expansion of a major anchor store, developed an alternate layout, which eliminated costly relocating of numerous existing tenants and a new building for theses tenants. Saved developer cost of building new building, cost of relocation and disruption of shopping center tenants and possible legal action. Anchor store did their own design and construction. Developer just collected new increased rent

Product Loss

Solved mystery of disappearing product. Dealers complaining about short loads. Investigation found hot product come right off of the pile stills being loaded into tank trucks which contracted after being dropped into cool underground tanks. Solution sell product temperature compensated

Construction

Converted service station into AM/PM market in record time which increased sales
