I developed the construction schedules for these projects, assisted the superintendents in implementing both, bought out the remainder of the sub-contractors required when I arrived and initiated all paper work required to close out all projects including the Phase 1 works, inclusive of all remaining change orders and final lien releases to make it so.

My responsibility at this location consisted of constructing a United States Post Office using one half of an existing 100,000-sft shopping center. Upon completion of divider walls, additional structural steel supports and welding as designed by others, another General Contractor demolished the remainder of center as we continued to renovate for USP requirements.

This project required one year for it’s completion and required critical co-ordination between the two GC’s to avoid any damages to the remaining structures. Solesbee’s lack of work, and a call from Construction LTD brought me back home.

This $10M a year General contractor was specializing in the construction of Walgreen’s Drugstores. These units had exterior tilt wall construction, using brick façade’s. The interiors were of drywall and had various types lay in ceilings. The units also had to be completed in four months of contract signing. Company officers stated in 1996, that the economy, the pace of construction and profit line of the projects created a negative cash flow and they closed the business.

The Superintendent was to be replaced and I was asked to complete it. We were able to pick up four months of the lost time and gave it to the district during the Christmas Holidays.

This Contractor also was an Institutional facility contractor. Unfortunately for the firm, they had begun contracting shortly after the recession of 1986 &87 and were never able to get on track financially. Bonding was a problem, and the firm was never allowed to quote projects over $1M. In the latter part of 1994 for overhead reasons Summit Builders closed their doors.

This company had a single client, Merrill Lynch Investments. This company, formerly a residential and small commercial company grossed approximately $12M a year in 1990 and 1991. Merrill Lynch had a management and procedure change in 1991. It’s my understanding only one additional project was done after I finished mine. Mr. Holiday felt that the Merrill Lynch representatives were difficult to work with.

This $14M a year National Contractor had offices in Houston & Corpus Christi Texas, as well as Little Rock, Ark. I assisted the president in setting up cost codes system for accounting purposes of tracking immediate costs in the field. I employed and trained new Project Managers as well as the Field Superintendents. I performed preliminary and detailed estimates of general commercial projects, primarily institutional facilities in need of remodeling or additions. These projects ranged from $1M to $5M. Again, I was intimately involved in the bidding process, from job bid solicitations, to blue print interpretation, their distribution, and sub contractor’s quote review. Upon award of the projects I had been involved with during the bidding process, I then conducted final negotiations as necessitated, developing specific activities in written form as required for the writing of the scopes needed in the subcontracts. I created the job schedule for each of the projects using either Suretrak or Microsoft projects, as well as creating costs of all activities and the application for payments of each jobs.

Summarily, at this firm, I selected the Project Managers and Field superintendents as well as trained them; estimated the projects, and then upon award managed them.
