- Advise HUD of all acts of vandalism and prepare appropriate documents for HUD review.
- Prepare weekly listing for both newly acquired and reanalyzed properties.
- Develop marketing strategy to facilitate the sell of aged inventory properties.
Accomplishment: Consistently maintained a high level of performance standards while managing and marketing HUD owned properties in Cook County Illinois. My efforts contributed to HMBI Inc. successful completing the M&M II contract.
Closing Specialist
- Ensure the timely receipt, review and approval of real estate sales contracts for HUD properties.
- Verify accompanying financial documentation and required addendums for accuracy.
- Reviews verify title documents and bills prior to sale.
- Review HUD-1 statement to ensure validity of closing cost and settlement charges.
- Research and reconcile both pre close and post closing issues.
Accomplishment: My individual efforts were a key component in developing standard procedures for reviewing and processing contracts. The improvements in contract processing enabled the department to significantly reduce the number of exceeding contracts, expedited closings, and reduced inventory levels of HUD owned properties.

- Initiated collection activities on consumer loan and commercial lease contracts 30 to 120 days delinquent.
- Skip trace accounts utilizing internet based software to locate customer & collateral.
- Advise customers of alternative payment initiatives as a means to bring account into compliance with sales contract, avoid recovery and minimize losses.
- Submit accounts for recovery, prepare auction documentation and charge offs.
Accomplishments: My experience as a collector enabled me to contribute to the overall success of the collections department. During my tenure delinquency was held well below the goal of 1% while minimizing losses due to recovery and charge offs.

- Performed routine inspections, accessed damages and charges against security deposits.
