Project Manager Duties & Responsibilities: This entails my role as a Project Manager throughout my career and is a general list of duties that I have performed for not only Roche Constructors, but also Coe Construction and Hy-Power Inc.
As the project manager I was the project leader. I developed the project’s budget, negotiated and issued the subcontracts, and developed and/or “fine tuned” the projects schedule. I was the primary contact for the Owner’s representative. I ran weekly Owners meets and attended my superintendent’s subcontractor meetings. I issued and tracked all letters of correspondence, all RFI’s, and all change orders. I reported daily and weekly to the Senior VP of Operations so he was aware of the project status. I issued all invoices and pay-applications to the Owner. I also reviewed and approved and/or rejected all invoices / pay-applications issued from the subcontractors (I ensured the billing was valid and did not include any unapproved change orders and was for the correct timeframe). Once a month I created and issued a Project Analysis, this is a financial report that included the costs-to-date for the project along with any future potential costs in order to monitor the financial strength of and potential profit for the project on a monthly basis. This was a very useful tool that helped find and solve problems with scope and cost before they impacted the field. I also did weekly to bi-weekly site visits (depending on the location of the project) to meet with clients, subcontractors and my team to resolve problems and ensure the project was running smoothly. On top of all this, I also participated in Design Build Projects. I interviewed and hired the architect and engineering team; along with meeting with my Owners representatives weekly (or as often as needed) to go thru scope, building design, city issues and functionality. Based off initial square footages our estimating staff created preliminary budgets and I worked “hand-in-hand” with the assigned estimator to the project to get all design changes incorporated into the budget to better give the client an idea of the project costs as we move thru SD, DD & CD drawings. However, until the CD drawings were issued for bid, the preliminary budget was just a “ball-park” figure. Due to my due diligence and tracking controls, my projects had no unforeseen surprises once the final bids were received. In fact, on most of my projects we were able to save the client money. As part of the prebid process I also developed the bid packages to ensure the pricing was sound.
I have experience managing industrial projects. I managed the development of three Pepsi distribution centers located in Greeley, CO, Montrose, CO and Elko, NV. Also, at Hy-power I managed numerous airfield lighting projects, which were very similar to industrial-type projects in design and construction methods. As you will see in my project list for both Roche Constructors and Coe Construction I am also very experienced in commercial and infrastructure construction projects, which entails a large portion of my construction experience. I am confident in my abilities and feel that I will learn quickly what I do not already know.
