Responsible for providing an independent perspective in underwriting and managing CRE loans. Partner with Relationship Managers, Team Leads, and Loan Closers in delivering credit solutions using nCino.

Lead the independent underwriting for new and renewal opportunities of existing and prospects clients with an assigned portfolio of nearly $200MM, with loans ranging from $10MM to $30MM. ANDREWS FEDERAL CREDIT UNION – Chantilly, VA – October 2021 – June 2022 Head of Commercial Lending - AVP

Overhaul of a $200MM commercial lending department: developed a comprehensive new CRE underwriting platform including strategy, staffing, reporting, policy, technology, wholesale lending, while responding to audit reviews both externally from NCUA, and internally.

Maintained and strengthen lending relationships with existing customers, Credit Union Service Organizations (CUSO), and loan participants (both as a lead and purchaser of commercial loans). Provided proposals to expand the existing warehouse line of credit, and develop new lines of business including FinTech opportunities and portfolio residential lending.

Staff development. In nine months, I was able to bring on new staff, develop new positions, and began to restructure the framework of the department by proposing a new and comprehensive overhaul of lending policy.

Automated call reporting by forming partnerships with accounting and technology.

Maintained and enhanced customer experience by soliciting the assistance of Andrew’s banking centers to screen viable lending options, freeing up administrative assistances to focus on loan closings and active loan processing.

Ensure comprehensive support on $190MM in annual commercial real estate loan production, co-leading a team of loan officers, support staff members, and a credit analyst. Hold full accountability for management of a $600MM commercial real estate portfolio, including note sales, participations, and internal loan covenants. Oversee the full lifecycle for each deal, from inception to end; contribute to efforts on loss mitigation and general matters. Build and sustain external client relationships with Cap IQ, Equifax, Transunion, CoStar, Strategic Risk Management and CRMa.

Played instrumental role in the recovery of close to $80MM in loan loss recoveries for both the Credit Union and its participants.

Enabled an increase of nearly $20MM per year in production by developing an improved commercial real estate loan risk grading system that allowed for risk grading and more competitive loan pricing/spreads.

Managed all aspects of the commercial real estate appraisal review process within the CMBS market, establishing higher standards for lender protections.

Managed the fair market value of $50B in Residential Mortgage-Backed Security, as well as the fair market value of $10B in U.S., Europe, and Asia CMBS trading positions.

Built a database to house all CMBS real estate appraisal data, providing the Lending team with readily accessible and transparent information to improve the decision-making process.

Increased protections for the lending environment by developing improved contract terms for engagement of commercial appraisals, as well as stress testing and monitoring of the financial crisis housing write-down.

Oversaw CMBS management of an $8B portfolio. Analyzed property-level financial statements (including operating statements, balance sheets, and rent rolls) and property operations vs. operating budget/market. Monitored operating and construction budgets, assisted with preparing quarterly asset reviews, and reconciled loan draws for funding of construction, leasing, and capital costs.

Achieved the highest number and volume of closed commercial real estate loan assumptions from 2005 through 2006.
