Duties include but not limited to: Collect rent’s, Process rent’s through One Site, working with Excel, Word, Microsoft word, filing, Serving Violations and eviction notices, Wait-list details consisting of calling applications, putting detailed notes and monitoring there information in a One-Site, Certifying prospective tenants, Re-certifying the current tenants for HUD Section 8, LIHTC, answering phone calls and addressing their concerns, 10 key, maintenance, Supervise maintenance personal, Housekeeping,and my Service Coordinator, Setting up appointments to get bids on multiple jobs needed to be done on the premises, And enforcing the Rules, Regulations, and policies of the company, HUD Section 8 & Tax Credit LIHTC, creating completing, and pulling multiple reports, ie: budget, Variance reports, vacancy reports, EIV, maintenance reports plus I handled all the work orders also did all the ordering of stock, supplies, and parts due to the lack of knowledge by maintenance to complete the tasks at hand. Duties; Collect rent’s, Process rent’s through Boston Post, Excel, Word, Microsoft, filing, Wait-list details consisting of calling applications, putting detailed notes and monitoring there information in a Boston Post, Certifying prospective tenants, Re-certifying the current tenants for an 120 unit complex for LIHTC, answering phone calls and addressing their concerns, 10 key, multi-line phone system, maintenance, Supervise maintenance personal, Setting up appointments to get bids on multiple jobs needed to be done on the premises, And enforcing the Rules, Regulations, and policies of company, Tax Credit programs, creating completing, and pulling multiple reports, ie: budget, Variance reports, vacancy reports, EIV, duty, and maintenance reports plus many other reports as well, Coordinating and assisting in a entire and complete Renovation of the entire property from the parking lot up,including but not limited to adding 4 more bldgs. A community room, laundromat, and a new office and maintenance office, I had to coordinate tenant move-outs to hotels and there belongings with the hotels and the moving company. I had weekly meeting with the construction company and corporate. At the point were all the tenants were off the property I worked from the corporate office. I traveled around a lot from the 1st to the 5th to hotels all over the region collecting rents from tenants. I also when I wasn't busy with those duties I was asked to work with other regional managers to go to the properties in their portfolios and train other managers. I also providing information requested from corporate and regional manager’s which could be anything from a copy of a check for accounting or a compliance issue from corporate or other information from the regional manager.

Preservation Partners LP/Jackson Hills Apartments – Jackson, CA.05/19/2019– 02/12/2021: Property Manager:

Duties: Upon starting this position, there had not been an on-site manager for 5 years. Needless to say I had five years worth of updating and documents to sift through. I also collected rent’s, Process rent’s through Yardi and Comerica, One-Site, filing, Wait-list details consisting of calling applications, putting detailed notes and monitoring there information in a YARDI, Certifying prospective tenants, Re-certifying the current tenants for an 86 unit complex for HUD and Tax Credit/LIHTC, answering phone calls and addressing their concerns, 10 key, multi-line phone system, maintenance, Supervise maintenance personal, Setting up appointments to get bids on multiple jobs needed to be done on the premises, And enforcing the Rules, Regulations, and policies of company, HUD/Section 8 and Tax Credit programs, I did have an MOR which I received a 97% on I also had a REAC which came back with a 99%. I overseen 1 maintenance tech, and a service coordinator. Who were very great people as well as at the jobs. Creating completing, and pulling multiple reports, ie: budget, vacancy, EIV, duty, and maintenance reports plus many other reports as well, providing information requested from corporate and regional manager’s which could be anything from a copy of a check for accounting or a compliance issue from corporate or other information from the regional manager.

Prior to these three jobs I was a Pharmacy Technician for CVS for 3 years and prior to that I was the installs service coordinator for Lowe's Home Improvement Folsom, CA. Store for 2.5 years.
