EMPLOYMENT

When Covid hit the country, I was working at Jim Cooley Construc on, working several tasks for Robert Cooley. In early fall of that year, Jim Cooley went from around 30 field personnel to about 4-5; and unfortunately, I was let go during this me.

Since Jim Cooley Construc on, I have done four projects for friends, family, and people I know in the industry. This has allowed me to stay busy, while remaining in the industry.

• Joseph Harp Correc onal Facility in Lexington, OK. This building was approximately 7,500 sf, out of the ground within the prison walls. Including wood wall, wood trusses, brick veneer with an auditorium/stage, lobby, steeple, and bap smal pool. There was a lot of logis cal coordina ng with this project, ge ng through prison security.

• Two tenant improvements for a friend in NW Oklahoma City, and in Tulsa, OK. Each project was mul ple phases and included a total gu ng of the space to bare exterior walls. Once the space was cleared, we installed new plumbing in the slabs, and finished out the space per plans. These projects were done for high-end clients and financial advisors from other parts of the country. Both projects included glass curtain walls for the front of each office, high-end finishes.

• Ground-up convenience store/filling sta ons in Tecumseh, OK for Casey’s chain of stores. It was a freestanding building approximately 8,000 sf with a grocery sales area, full commercial kitchen, and 10- lanes of gas pumps under a canopy.

JIM COOLEY Construc on, LLC May 2012-September 2020 I managed several projects during my me with Jim Cooley Construc on from ground-up to punch-out. I scheduled work, worked with Architects and Engineers to solve problems, controlled quality, safety, and on-site mee ngs. Projects included a 16-floor reversal and installa on, Train Sta on restora on, Credit Union and Jail takeover, civil work, building remodel and road construc on at the Tornillo, TX BORDER CROSSING for CBP/Immigra on. I also took over and completed several projects in Oklahoma City that were failing, behind schedule/losing money. I was included in the bidding process doing site visits, bid mee ngs, and blueprint take-offs. KDA Holdings, Inc. June 2000-March 2008

I managed construc on projects through-out the United Sates ranging from 2.0 to 15.0+ million. I have completed projects in Oklahoma, Texas, New Mexico, California, Chicago, New York, North Carolina, Georgia, Arizona, Washington D.C, and Florida-building primarily financial ins tu ons/ bank projects. Du es included site set-up, mobiliza on, buy-out, scheduling from start-up to comple on of punch-list, comple on of daily reports, weekly reports, rolling schedules, two-week look ahead schedule updates. I conducted monthly progress-mee ngs with clients and architect’s rep either on-site or conference call. I worked with local planning and building departments to meet permit requirements and inspec on. I also nego ated, wrote, and signed contracts and changed orders with subcontractors. I did change orders and communicated with architects and engineers to complete the submital process and to resolve RFI’s. Working for KDA, I was the on-site Project Manager, controlling all aspects of the Project.

Royal Seal Construc on, Inc. January 1994-June 2000 Royal Seal was primarily a restaurant construc on/build-out. Here, I managed buy-out, contract nego a ons, scheduling, sub-contractors, building permit acquisi on and construc on of new buildings and renova ons to 2.5 million na onwide, including project administra on contracts, RFI‘s change orders, sub-contractor pay requisi ons. With Homco, Inc., I handled the complete project management and construc on coordina on of one of the company’s larger projects, including scheduling, budget, client repor ng/mee ngs, change orders and client, architect, and engineer rela onships.
